I'm going to offer a labor-saving suggestion. After you've put however many
coats of paint on your porch and it's thoroughly dried opt for an indoor/
outdoor rug/runner. The rug will prevent the paint from being worn off
quickly and save you time and hair-pulling from repainting every year. Put
the rug right outside the front door leading to your steps.

Those are great and long-wearing but he needs a long runner type mat.
Something that reaches from the top step of his front porch all the
way to the door. Something that will protect that paint from wearing
off from constant foot traffic.

No matter what type of paint he uses, it will wear off due to constant
in and out that front door.

It's fairly obvious that in the near future, China is going to be putting out products of highest quality. It's no longer going to be cheap. Their labor costs won't support cheap manufacturing. We're at a transition period where you can still get quality products at a remarkable price from China but that's not going to be the case for long.

Some people are stuck with the old stereotypes of Asian manufacturing.
Japanese products had a horrible reputation for cheap crap. Most of the
toys they flogged has so many sharp edges that they would never be
allowed in the market these days. I remember when Japanese cars started
appearing in the Canadian market. Honda had some cheap pieces of crap
powered by motorcycle engines and chain driven. Datson appeared in the

I don't live in an HOA area but it is now deemed historic. With that new
ruling there are restrictions of what can be done or added to a house or
the property.

Two years ago I had a concrete driveway poured in my backyard in anticipation
of a carport for my new car. I ordered one online and thought maybe I should
see about getting a building permit. Off to the codes and building permits
office I trotted to find out what I had ordered is not compliant with the new
ruling for my area. Who would have thought six posts and a roof for a car
would have to meet certain guidelines? Nobody is seeing this carport but me
and the garbage men since it almost at the back of my lot.

size is 50x150. I'm lucky though as a small alley ending in a T shape
runs down one side of my property making it look larger than it is.

The oldest house in the neighborhood is across the street and up four doors.
It was built in 1888 and they wanted to build a garage in the back in keeping
with the age of the house. Noooooo, says codes, it must be thus and thus. It
looks like any garage you'd see in any neighborhood.

The funny part was when he took the plans in and they were mighty impressed
with his rendition and scale and everything. They wanted to know what
computer program he used to get such great results and precision. Jaws
dropped when he told them he did them himself. He's in his very early 60's
and when he was in school drafting classes were taught. I'm guessing that's
no longer part of the curriculum these days. I remember my older brothers
taking the drafting classes in high school as well.

Yes, it's a sheet metal 'garage' (10x20) from a store that was in business
in the USA many years ago called Montgomery Ward. It's too narrow for a

Mine is prettier, look how nicely weedeated it is around the concrete
slab. Those cracks in the sidewalk need to be weedeated to get rid of
those grass tufts that look like green snakes. You need to edge along
both sides of the sidewalk, too. I also see a long strip behind the

Actually the ground is wobbly, hilly. He mowed the hilly part in the
wrong direction... look at the cut at the top of the slope that's near
the house... all the cuts should be in that direction, or go back and
make another pass at 90º.

but there are *ordinances* to comply with in his neighborhood. He said
so himself, he couldn't get an "Occupancy Permit" until he changed the
paint. Obviously there are rules he wasn't aware of. Call it what you
want (HOA or not), now he has to repaint.

at the picture of his mowed lawn. Yet there you go, adding my name to
your imaginary list of bullies. Sorry, I was occupied with other things
