Ouch. Tax valuation this year for our current home is $40.30/sq ft for
the house plus $50,000/acre for the land. Our previous house is now at
$61.02/sq ft plus $51,700 for the city lot (about 0.2 acre) that it sits
on.

Good buildings in good neighborhoods go for more.

And they generally offer apartments larger than 175 square feet.

Yes, but the price per square foot is still higher.

So? A 175 square-foot apartment is insane. Nor are we talking about
some Trump Tower level of opulence here.

Here in St. Louis, the most expensive property listed on stltoday.com
goes for less than $770 a square foot - and the rec room is bigger than
that apartment.

Some of us lived in smaller dorm rooms in college (even if you added a
kitchen and bathroom, they'd be smaller).

Trump stuff isn't, in reality, very opulent, at least if you go by the
lawsuits filed by purchasers.

What are the three most important factors in real estate?

Did you *buy* your dorm room? Was it more than temporary housing?

Fine. Biltmore, then. Blenheim Palace.

For St. Louis, Ladue IS location, location, location.
