Phaltan Land:
A) Information about the land:
This is an industrial land admeasuring 100 acres in Taluka-Phaltan, Dist Satara. Industrial N.A. permission has already been obtained for the purpose of developing industrial park and hence a layout of small plots admeasuring 10000/20000 Sqfts is sanctioned. However, instead of industrial park, the land can also be used for single or multiple industrial units. It is situated on Satara - Phaltan Road. Electricity and water are amply available for the project. It is approximately 12 Km. from Phaltan and approximately 38 Km. from Satara on the main Satara-Phaltan highway. The entire road network in this region has been undertaken for upgradation as below.
B) Proposed infrastructure upgradation:
1. The present road from Phaltan to Satara (on which the land is situated, touching it) is now being upgraded to four lane state highway (No.149).
2. The work of four lane road connecting Shirwal to Phaltan is already underway; more than 75% work having been completed, it will not take more than 25 minutes to the site after the commission of the four-lane highway.
3. A new six lane National Highway (No.965) is planned from Alandi to Pandharpur via Pune, Jejuri, Nira, Lonand, Phaltan and Pandharpur. This will considerably reduce travelling time from Pune to the site. It is being taken up during current financial year.
4. It is also proposed to upgrade the present railway connectivity from Mumbai to Bengaluru (Bangalore), which will facilitate faster & safe goods transport. This railway station is only 15 Km from the site.
5. The proposed Purandar Cargo Hub/International Airport is just 50 Km from the site.
(C) Development around the site:
1. Cummins India has set up a modern manufacturing plant near Phaltan, which is 8 Km from our site. At present, approximately 4000 workers are employed in this huge factory.
2. A private sugar factory (namely Sharayu Sugar Factory) has recently started functioning in the vicinity of the site.
3. Many industrial enterprises including Altra Engineers have bought huge land parcels around the site.
It is felt that within about three years, the development in this entire area, around the site, will pick up at a galloping pace.
