The question that I seem to hear the most, from people wanting to get
started in real estate investing is where or how do I get funding for
my investment property? They just can't seem to find the right funding
sources for their needs.
After participating in several forums, newsgroups, and email lists it
seems like everyone is looking for hard money lenders, private
investor, grants, bad credit loans and so on. After talking with
investors, real estate agents and lenders of all types I have gathered
some great sources & information. Here are a few tips that might be
helpful...
Check with life insurance companies and pension funds because they
prefer larger loans, because they can put out more money and earn a
higher return on the deal. Also, if you have an ordinary policy with a
life insurance company you should be able to borrow against it and the
interest rate should be quite low.
Look for properties with VA loans because most of these can be assumed
- where you don't have to qualify - and also you can get started with
them even if your credit score is below 300!
If you have bad credit or a low FICO you can try Chase & Wells Fargo,
they do loans with fico scores as low as 580. I have also heard of a
few people with credit scores as low as 519 who have gotten financed
thru Freedom Mortgage.
