I don't think we can wait on everyone's schedule. Zach, I'm available on Sat and Sunday.  Please get whatever appt you can get - 4 tenants is a lot to coordinate.  We may not be able to see all the units, but that's OK.  Mainly, it's the location.  And the units are really nice sizes. 

Team, we need to be prepared to jump on this if the numbers, location and square footage work.  That's the reality of this market.

Hi guys:
I drove by the 2 family.  It's in Newton Upper Falls, which is the most "downscale"part of Newton.  The yard at the back has been blacktopped to create the 4 parking spaces and you have to drive into the driveway of the neighbor on the left - 206 Mechanic Street - to access it.  I assume 2-4 has an easement over the driveway.  Interestingly, 206 has been totally renovated.  The is a for sale sign out front by CRC realty.  I assume the house has been converted to condos and the developer is selling the condos.  Zach, please check out the pricing on the units for that house so we can get an idea as to what each unit in 2-4 may be worth if condoed out. 

I also note 2-4 is built into the side of the hill sloping towards the back.   This means that it is 2 storey in front and 4 storey at back. That's why there isn't a basement (which I was surprised at.)  The owner must have renovated the basement into living space.

You would need to combine the 4 units into 2 then price them in the 500s similar to next door. Both units are under agreement for mid 500 range. The broker has not returned my calls or emails.
