| Hi there: I went to see the Wilson Street and Lark street properties. (i think the Newton Property is too "done up" for us.) Here are my thoughts: 1. Location Both have pretty good locations, though I personally think the Brighton location is a little better. 2. Space and layout Believe it or not, they both have the same kind of layout and are very comparable in terms of space. The 2nd floor unit on Wilson has a large attic which is undeveloped and has great potential for adding a Master Bed and Bath, so we end up with a 3 bed 2 b unit. I can't say for sure if that is true of the 2nd floor unit of Larch as it was TRASHED and every square inch was littered with garbage. Plus, there were scratching sounds and I was afraid (being by myself) that if I ploughed through all the garbage, I may contract a disease and/or be attacked by marauding rats. 3. Parking Wilson has 2 garage spaces and driveway parking for 3. Watertown does not permit on-street parking in the winter. Brighton has no parking which is a major issue because it's near BC and the street is posted as "NO parking" around game time. Don't know if a resident permit will get around that. This will also be an issue when Boston posts a snow emergency. 4. Yard Wilson has a small yard which can be common space and be made to be attractive. Larch does not. 5. Condition and Access Wilson is in fair condition - it needs a total cosmetic makeover as it's been rentals for a few years. So, some walls taken down to open spaces, new bed/bath in attic, new kitchens/baths. The front steps are very unevenly spaced and will probably have to be replaced. Larch is in fair condition, if you can get past the garbage. I did not inspect the attic or the basement for obvious reasons. I suspect we could do the exact same renovation. HOWEVER, the front retaining wall is bulging (I've had retaining wall work done and it's not cheap), the stairs have to be totally replaced. These stairs are connected to the neighboring property's retaining wall which is in even worse shape, so there is the worry of the neighboring wall coming down and taking the stairs with it. Access to the Larch property is horrendous at best. It's built into the slope of the hill so there is a steep climb just to get to the front door. I don't know how we'd get the demolished stuff out to the street - can't imagine carrying all the stuff down manually. A very challenging location. Conclusion: I would pass on Larch Street, but consider Wilson. I haven't seen enough of what's out there so I personally am not ready to jump. Zach, can you search for more rundown properties. TX!
