2.5 FSI for houses for Economically Weaker Sections at Chikhali in PCMC

The Pimpri Chinchwad New Township Development Authority (PCNTDA) has proposed to make changes in its development control (DC) rules to allow 2.5 Floor Space Index (FSI) for the construction of houses for the economically weaker sections (EWS).
 
    The additional FSI will be applicable for houses that are built not only by the authority, but also by government or semi government authority.Incidentally, the proposal will also be applicable with retrospective effect for the tenements already constructed by the Pimpri Chinchwad Municipal Corporation (PCMC) atChikhali as partof a housing scheme for the EWS. 

The state government had directed PCNTDA to make changes in the DC rules and send the proposal to the state government for final approval. Speaking to TOI, Yogesh Mhase, chief executive officer of PCNTDA, said: “The proposed changes in the DC rules are being made to benefit the EWS housing project of the municipal corporation at Chikhli. It will be applicable to this project only for now.” 

    Sarang Kamthekar, vice president of state unit of Bharatiya Vidyarthi Sena, who challenged the PCNTDA on the issue, said, “There is no provision in the DC rules of PCNTDA to allow more than 1 
FSI for housing projects in its limits. However, it is allowing the municipal corporation to construct the houses under the economically weaker sections housing scheme using 2.5 FSI. The civic body also started construction on this project without getting the plan sanctioned from PCNTDA. The projects are under the Union government’s JNNURM and are being built on the land of PCNTDA.” 

PCMC to reduce number of houses 

The PCMC has decided to reduce the number of tenements (houses) to be constructed under its economically weaker sections housing scheme from 13,250 to 7,894 over non-availability of land.
 
    While the civic body had planned to construct around 6,720 tenements in Chikhli, it has so far been able to construct only 2,000. At places, such as Charholi and Dudulgaon, the civic body will be able to construct only 1,134 tenements. As the housing scheme is part of JNNURM scheme, where funds are given by the Central and state governments, the civic body will have to submit a revised project report. The Congress, Shiv Sena and Bharatiya Janata Party have opposed the proposal to reduce the number of tenements. TOI
