This is the understanding between the residents on their own.
Matrix has never accepted this and as a process to get NOC from Cavalcade you need to clear all your dues. Request you to clear the balance payment at the earliest.

I have cleared the dues as per Association agreement and I understand that all other members who have already let their flat are also following the same.


Hence Matrix can not stop me to proceed with letting my flat on rent.

As per Association agreement, I have already cleared my maintenance dues till February 2014. Below is the detailed statement for the same. As informed, I am proceeding with letting my flat B-202, to an Indian family w.e.f. 28.02.14.


My family member will be submitting the copy of rental agreement and Police verification form before the tenant occupying the premises.

Dear Mr.Teke

 

That is indeed the case. I have been writing to them on similar lines.

They have been informing me that the rate they’ve mentioned in their bills is the final rate and any discussions with the society members is not documented and approved.

Since I am not in India, I am a unable to grasp the reality of the situation.

Would appreciate feedback on what is the rate/ sq ft , that one is expected to pay on the maintenance.

Cause even if you pay off what you think is the rate and consequential total amount, they will again send you bills on the differential as per the rate they consider.

 

Would appreciate feedback.

Hello Rajeev,

This is a general issue / problem which Matrix has started towards all the members who have not paid the bills as per the inflated costs which they have been raising... 

Neither Raheja nor Matrix has any sight or accordance to this issue... Rs. 1.50 was decided towards the payment of maintenance charges as Clause 12 in our registered agreement states that the maintenance should be @ Rs. 1.75 with all the amenities... As there was no swimming pool, club house & corporation water supply the committee during discussions conveyed the message on behalf of the residents of payment of Rs. 1.50 per sq.ft towards maintenance...

Now Matrix or Raheja did not accept this in writing and hence are holding on to this that this was an internal agreement and they were never in receipt of this proposal. 

Even if we as a committee have tried to convey this them several times and lately through official communication they have not replied to our requests... We have no clue nor are getting any kind of help or support in this regard from Raheja as they have appointed Matrix to run the maintenance...

Similar instance has happened with many other residents who have tried to let out their flats & we as a committee have no say in this matter as we are not recognised or have any legal exposure...

Request you to personally take up this matter for settlement with the respective authorities & get to a conclusion.

Dear Mohit,

I know one thing that Matrix has no Legal right to impose their rates on us. Its high time that we have been bearing them. During the forthcoming meeting, Members should take a stand that the society can only be formed when the basic amenities are in place so that later we donot have to go to Municipal corporation to get the water connection and tarred roads.

Moreover Matrix legally cannot stop any members to occupy the flats or Let it on rent as we have paid the entire amount to the Builder and it is our property. As it is we are already facing with so many issues with the quality of work and on the top we are being grilled by both Cavalcade and Matrix with heavy charges w.o. proper livable conditions.

Dear members

I am still paying the maintainence @ Rs 1.50 x Flat area + service taxes as maintainence charges per month. Hope all the other members doing the same. Since I stay most of the time out of India I am not totally aware of the recent developments regarding the same. Understand that a solid decision will be made after the first AGM meeting in 2nd March.Kindly request to update out station members like me to update regarding the same and any deviation from the current payment of charges on maintainence to be intimated to us.
