Refer my repeated suggestion in past, it will be a good idea to look for an option wherein the Facility Manager is Part Time deployed for overlooing Raheja Vistas (2 visits per week). Our Socitey (as of now , is not as big which would call for full time facility manager). To our thinking it is an overkill and unnecessary loading to the Monthly Maintenance charges.
We should seriously deliberate on ways to reduce Monthly Maintenance outgo, as it is having a big impact (am sure on many of the residents). Added to this once the Club House becomes functional, looks like we shall be having a monthly outgo of approx 7K. This kind of maintenance structure is not heard in any of the Best Equivalent societies in Pune.
 
Leave it to the Resident represnetatives to take this up asap and call for a meeting.

The resident representatives have repeatedly, over 2 years, tried to convey the overall sentiments to the Raheja and Matrix teams. We have not seen any action or response in this matter.

I personally do not know what else can the members do aside of continued dialogue with the respective managements hoping that they would call us and address the cost issues.

Others can suggest.

PIL in the court, the way Raheja Gardens resident followed, was the only way I feel. I had suggested this a year back. In fact  a lady resident lawyer from Raheja gardens had offered the help which we did not pursue.

Thanks for below clarification. When we started making payments , only Ph-1 was operational and now 3 phases are operational per your below mail. Going by your below logic, the maintenance cost should have seen a decrease , as the no of flats bearing the common cost has gone up. Any logical reason why there is no decrease in Maintenance cost since past 2 years. Maintenance bill remain almost the same.
 
Also can we look at ways (with open mind ) where there is scope to reduce.

The cost is loaded on the entire project including Phase 1,2 &3.

For buildings which are not operational through Matrix i.e. entire Phase 2 and part of Phase 3 the proportionate cost is borne by Cavalcade.
