Hello Matrix Team & Adhoc Committee,

 

Following queries which needs to be addressed. Request your attention towards the same for expeditious redressal. I am given to understand that Adhoc Committee has been granted access to the bills and other book of accounts to check the authenticity of claims / rates being charged by Matrix group. Would like to wait and hear further on the same before further actions.

 1.       Refer the table of rates presented by Matrix group :

a)      1.Rates are different for period of different years as per above table. So is 2.61 is the cumulative average to be paid at or it is only for Yr 2013-14 and 2014-15.

b)      2. Why the rates in Year 2012-13 higher. Normally during first 2 years most of the equipments like Lift etc are under warranty and there are no AMC’s involved. Hence the rates should be lower in first 2 years of operation.

2.       3. I see a credit note of Rs 20,010/- towards water charges. Is this for only year or since the period from when they have undertaken the Maintenance services? If it is for total period since when they started service (this turns out to 31 months as per my calculation) , then it is Rs 645/- per month per flat (atleast for my flat). Would like to have clarification on this point as well. Which implies water charges is meagre Rs 645 /- out of a total of Rs 3930/- pm maintenance charges (i.e just 16.4 %) which looks very unlikely. 

3.       4. Going through the consolidated Account statement shared in April , the charges for Security services is quite high (Rs 18.01 lacs). This needs an investigation and some clarification – how many persondays have been billed per month and average what rate. Same ways there are some other heads which also seems to be on higher side.

4.      5. Is there a commitment from Raheja’s that they will be bearing the cost of water is future as well and if so till how long ? Once the service of Matrix is changed, we are not sure of the status on the same.

5.       I see only 38 members in e-mailer list. How about the balance members as we have total 82 or 84 flats I guess. Why all are not included or in loop. Is it others have already made the entire payment?

 

Await clear and detailed response on the subject matter.

Dear Ganesh,

We are getting follow-up mails on regular basis from you for maintenance charges. I have already paid all dues exactly as demanded by you till date.

Its your moral responsibility to furnish point-wise reply to each of the below points raised by Mr. Surana. In case you are not able to furnish the response for whatever reason, get us the same from Cavalcade immediately.

Adhoc Committee members can also reply if they are aware of answers to each point.
