Keeping in mind the current situations and the inconvenience that the members are facing, we think that a formal communication should be sent to the Raheja office in Mumbai. This will highlight all of our concerns and complaints that we have been facing over the years. Hopefully we get a positive response from there otherwise we can regroup and decide the next course of action.

 We should meet this Sunday 23rd at 5 pm, in the Society to confirm the approach we are taking to solve this. After the meeting we should have a consensus on the contents of the communication with everyone’s signatures.

 Request everyone to review the attached and be there for the meeting. In case  you cannot make it on Sunday please provide your consent via email by the 22nd.

We are unable to attend. However Agree with the contents. Thanks for your initiative on this
 
I had a bitter experience of water seepage at multiple places in the living room last Saturday/Sunday 15th/16th. It was virtually a contineous stream at several places and about 20 lites of water accumulated in as many buckets and other collection vessels that I could lay around in the living room. This speaks of the quality of construction! The reason provided was flooding of the upper 10th floor due to external blockage of drainage in the balconies, the actual reason though being that these drains have never been checked for allowing free flow of water. I could see several concrete blocks that were possibly removed from the balcony drain and then only was water able to drain. Fortunately we happened to be there!
 
In general the quality and finish is far below expectations!

Would be great to send this to the following as well:-

  1. Parent company of Raheja Vista / Cavalcades Properties
  2. The MD of Raheja
  3. Consumer Court or a similar forum formed by the Govt of India to protect consumers.

Would also recommend if we can get quotations from Vendors who re willing to perform the activities like Security Housekeeping for a MUCH LOWER price than that is being charged by Matrix.

Hello,

As per the last email from Kunwarjeet, all the mentioned items have already been actioned. We had also invited & reviewed rates & services from other Vendors of Facility Management. However to just highlight we have not formed a Co-Operative Society as yet & have a big list of challenges & issues which we would be facing if any other Agency is hired. 

It is actually at the stake of Raheja's to manage the property if we are not satisfied with Matrix... The same shall or can be discussed only when everyone is available for the meeting, will be sharing the updates & proceedings to the members who are not present physically.

I 100% agree with Kunwarjeet.

Filing the petition in consumer court thorough legal expert is an immediate need.

We have had enough communications with Raheja-Pune. By sending it to Raheja, corporate office are we in a way saying that Raheja-Pune is not an official authority? I do not agree with this.

                                    I do agree with you for sending formal communication to Raheja, Kind request to add one more point in your draft about ground floor parking slope is very high for which the slope create hurdel while parking in parking lot which need to be reduce slope by increasing ground level.

Legal action should be initiated only after allowing a couple of weeks for Raheja's to respond to this letter and may be after further follow up with them does not produce any results

Consider this mail as our consent for the below draft message. Some little changes if you could incorporate -
 
point 'c' -The approach road to the scheme is so bad that we are constantly being faced with tremendous inconvenience -- needs to be reworded to and lots of people meeting with accidents specially on 2 wheelers.
point 'b' - please also add issue of water sepages been observed in the walls of many of the flats.

Dear Residents,
 
Myself & my brother will not be able to attend the meeting but i strongly urge to approach with very strong ethic & making Raheja to resolve all pending issues including kicking Matrix & notifying about no payments to them.
 
Trust me residents i live on NIBM road for 12 years our monthly maintenance is Rs 1250/- (3 BHK) we have all amenities CCTV cameras, dual Pune muncipal water lines, generator back up, 4 watchman, 1 lift boy. We need to kick Matix out, mobilize our own watchman, i can my NIBM society to refer us for obtaining security guys they are very good,strict & obedient.
 
Please keep us informed what's happening out there.
