Greetings!!
I categorically second the opinion of my co-resident, as has been very articulately summarised in his below communication to all. The word “summarised” being used in lieu of a daunting list of agonies that have struck the residents of your project Raheja Vistas – Phase III; Pune, since their individual inceptions into it. I am confident that Anil Mathur who has been an ardent watcher of all such episodes unfold before him, would too corroborate on our convictions. Affirmatively so, since he was your appointed senior most representative/ decision maker on ground for the Subject Project.
Though had been highlighted to you earlier by some of my co-residents through emails; I would only wish to reiterate & add to the below summarised points; an extremely core pain issue that has plagued the complete project & that is the quality of construction delivered by an esteemed construction house like yours. With utter regret, it is inevitable to stress that the quality of construction has been to a very low level. Especially the waterproofing task done by your team along with NINA, has been pathetic. Majority roof tops & bathrooms, leak to perennial time & monetary losses. Obviously, all such escalations to your local team have been hitting deaf ears & your clients left to wriggle in distress due to the complete apathy systematically exercised by this local team.
As suggested by my co-resident in below email, it is our sincere request that you should definitely intervene on all the issues that have blanketed this project since a long time & assure to deliver a pragmatic & mutually beneficial solution to all concerned. Many thanks in advance for your endeavors.

For you its a money makin buisness but for people like me its first time investment after borrowing huge amount of loan.
I invested in rvp only because of the brand and this is what we get no co-operation of any sort.
You have hired wise people who are earning big chunk of salaries and not showing you the right picture as to how your goodwill is getting spoilt.
I hope you take some action seeing so many emails.
You are the only hope to save us from regretful thinking of investing our money in your project:-(

Dear Sirs,
Am writing this email in utter disbelief upon hearing the Condominium formation and not a Society.
As my previous co habitant mentioned earlier we came here ( in Raheja Vistas ) with high hopes of a good quality life but with the formation of a Condominium all those hopes appear shattered
Owners(investors) may end up being indisciplined and the residents suffering at the cost of your indecision.
Its just a matter of time ,good decent people living here would start leaving rendering Raheja Vistas Phase III a place for the bad elements of the society also ensuring K Raheja ending up with a BAD name.
All of this can be avoided by forming a Society wherein members would have to adhere with the norms and live peacefully.With the formation of a Condominium property value would take a downward hit and investors also would suffer.
In the Condominium you people having the lions share would always be in a dominant position taking away the rights of all of us. It appears that only k raheja is the end beneficiary in a Condominium situation and all other parties(flat owners) the end sufferers.
Society formation would ensure team work amongst us ensuring a good quality life as we hoped.
Sincerely requesting you people to form a society keeping the good will of all the parties involved and ensuring peace and harmony. In Raheja Vistas Phase III

There is an overwhelming ask across the owners towards a society rather than a condominium formation. In the long run it will be highly beneficial to RV-3 as well as help it to move expeditiously towards being a better place for all the residents.

I am a owner of a flat in Raheja Vistas phase 3 @ pune...
I booked a flat in the project with great dreams of owning a high standard flat in a Raheja project..
However the dream still seems to be a distinct away from reality since even 3 yrs after possession the amenities are still pending. The lackluster attitude of Matrix had further compounded to the issue.
Understand the handover of phase 3 to the residents is planned in the near future... The least you can ensure is to form a society instead of a condominium in order to prevent escalation of the problems...
Last but not the least... We all live in a world where life levels everything. Hope u understand our request n form a society n complete the pending amenities asap as promised...
Looking forward to an immediate response to a customer who had high rgds for ur firm... May u live upto ur name...

I am in Support of society formation only as it will give better rights to the residents for the the wellbeing of all. It has proved to be most useful for promoting Control and discipline amongst residents. The US or other European models won't work here

I am the owner of 901 F1 and I strongly support the formation of society and not condominium.
Considering that i live abroad, the constant problems with Matrix despite paying the highest fees, remain a cause of concern.
The only reason I invested with Raheja was your good reputation which would be totally shattered if our request is not agreed to.

I am an NRI and I have invested in Raheja Vistas purely based on the name and reputation of Raheja's. I had ample choice during recession (2009) to invest in properties that were not only giving relatively competitive rates but also other advantages as well.
It is unfortunate that the fate of my investment should end up like this. However, I would appreciate if you could kindly look into the request of all the owners for the formation of society in order to rectify the damage done over the last few years.
I hope you will sincerely comply with our request for your sake and our's. I am sure Raheja's would like to maintain their brand name and brand image

As a resident of Raheja Vista Ph 3 I am in great favour of forming a housing society rather than a condominium.
By forming a society it would be very convenient and good for the members of the RV3 community at present and in the long run. I support and agree with all the points highlighted by Mr Vaibhav in the trail email below.

I am a customer of yours in RV3. Have been regularly interacting with Mr. Mathur & Team in Pune alongwith fellow Flat owner's for last 2 - 3 years.
We had requested for formation of Society in RV 3 instead of a condominium. Today morning Mr. Mathur informed me that your organisation is going ahead with Condominium formation. Therefore I am writing you this mail.
Unlike your other phases in NIBM area, RV3 has a unique set of issues. Which if ignored are not only going to be troublesome for your customers but will hurt your Brand Reputation as well.
1. RV3 has 271 , 1 BHK & compact 2 BHK units so far. & we understand that many more will come up in future in the three buildings.
2. More than 100 of these units are owned by Investors. Some of them do not even know whom they are leasing out since they operate through brokers. We have had enough issues due to this with several matters reaching Law Enforcement Agencies. We even had NARCOTICS department visiting society searching for a person.
3. No proper road, street lights, drainage line in area. Only half the society gets PMC water.
4. Add to this your own construction is still going on. Even amenities, Fire Fighting systems are still far from ready.
5. Maintenance Issues : Although to a great extend the issue is due to Matrix's unreasonable charges, the trend is already spoiled. A Condominium will find it very difficult.
Condominium will only add to issues & probably push it to the brink.
Kindly consider the situation & intervene.
* I am not only a customer in RV 3 but had booked in RV 1 as well, but seeing the situation had cancelled my booking recently. Also in the past I had recommended others to buy in RV. But I am afraid currently that is not the case.
Hoping for a positive action leading to a Win - Win situation for both K. Raheja's as well as RV 3 Flat Buyer's.

We had a meeting at the Raheja Sales office a few weeks ago and it was promised by Anil Mathur of the process in place of formation of Society in RV 3 and it is difficult to digest on the U Turn being taken from a brand like yours. It is on many other promises that K. Raheja's have been unable to deliver. It is not only me but the entire family of the Flat owners of Raheja Vistas Phase 3 who are only wanting a society to be formed and not otherwise.
