Dear Occupants,

Important Notice

The 13^th Annual General Body Meeting of our Raga Amrita Flat owners Association was conducted on 24^th July 2022.

It has been decided by the Annual General Body to increase the Monthly Maintenance charges (MC) by Rs.500 and hence the increased MC would be Rs.3000 (from Rs.2500 existing), effective October’2022.

An increase in MC had been decided by the Annual General Body, keeping in view of:

-         Last time, an increase in MC was considered from Rs.2000 to Rs.2500 and was made effective during the year 2014.

 

-         During this intervening period of 8 years, the routine/special additional cost of all expenses incurred by the association has increased substantially.

 

-         The major monthly expenses like Securities/Maids wages/allowances, TNEB billing, STP Management, Lift maintenance, and water facilitation have been escalating every year, besides repairing and maintenance of utilities and additional development expenses undertaken on and off

 

-         To smoothly sail over the routine/special operational expenses of the community, interest earned from FDs created out of the original corpus funds maintained to meet exceptional and large emergency expenses are being utilized in addition to the Monthly Maintenance Charges received from the occupants.

 

-         Increasing the MC even after 8 years would no doubt be an additional pinch on every occupant, yet unavoidable due to the raising costs of all services/utilities to be arranged for towards the general welfare of the community.

 

-         As a small compensation for the increased MC, Association has taken a view not to collect any additional water charges, henceforth during the summer months, which normally span 5 to 6 months, till the end of the year 2025.

 

-         The Association takes adequate and judicious care in spending every rupee towards the routine/ special care of the community. The surplus earned out of the proposed increased MC if any, would no doubt stand to support the costs of the external coloring of walls proposed to be undertaken during the year 2016. This could at least lessen the contribution to be collected from the occupants by 25%, based on rough estimates.

 

The Association once again requests the full cooperation of the occupants and to appreciate the need and reality behind the proposed MC increase from Rs.2500 to Rs.3000, effective October’2022.
