Any update on Approvals ?

Hi

Does anyone have an idea when the approvals are going to come through ?
I sent an email to the CRM team and was told that as soon as approvals received they will communicate.

This has been their statement for past 5 months. I am considering exiting from this project if possible.

Any updates you have then please share

I had booked the apt in December 2013 and was told that it will be launched in Apr 2014, then it was pushed to before elections, 
then after elections and now they are saying they are awaiting for few more approvals.

I have a feeling that they already got all the necessary approvals but yet delaying the construction due to some other reason; otherwise they wouldn't have uploaded floor plans and master plans in their website.

They might have got building plan and floor plan approval from Civil Engineer. But looks like construction approval and BBMC approval is still pending also transfer of ownership and selling rights are also required. 
         But your are right, even if they have got all approvals, they will not start construction untill and unless the previous 3 projects (Club Meadows, Hill Crist and Lake Varandah) are completed. Is anyone in our group in Bangalore currently? Can they go and check?

I had visited the site yesterday. Club Meadows and Hill Crest work was going on in full Swing. 

While for Queensgate project, they are yet to get the approvals and it will take atleast 2-3 months more Hopefully it will be launched before Dec'14. As per the site sales team, (Chandu Nair) 

When i was insisting on specific why the delays what exactly is pending, they were insisting me to write mail to CRM team, Dewanshi. 
So you can also write and check with CRM team.

Everyone in this group should request them to speed up the approval work, else the delay will go on. Money has just stuck with them without any appreciations or returns.

Hi Arun, 

     Thanks for the update, its really frustrating now that the project is already delayed by 1 year during pre-launch itself. Earlier they were saying Jan, then after election, now in dec. 
     We have already written to CRM 2-3 times since Jan. This is not helping us in getting any confirmation. Let me call them tomorrow to find any details, I will update accordingly.

Chetan: if you call them can you please ask them if we can withdraw money paid ( without penalty)  and invest in another Hiranandani project which is already approved and they still have unsold inventory.

Also if we request for refund what's the penalty. 

Whenever I have sent an email to their CRM they send standard response from Dewanshi Rawat "we would like to inform you that certain approvals are still awaited for the project Queens Gate.
The construction will begin immediately after the approvals are obtained."  No timeline is ever mentioned

Hi Kuki,
Just to add, When I mentioned that money has been blocked then they offered me to shift to Hill Crest or Club meadows project, wherin we need to pay 25% upfront and rest on Possession expected possession in 2016.

25:75 scheme is not available in Hebbal project, so need to pay as per the schedule. 
Incase of cancellation, they claim that money will be returned back in a month time.

The possession of Hill Crest and Club Meadows will be done by mid 2015 (but its quite surprising that not all of their flats are sold yet, which is now almost near to possession). And after that only they will start Queensgate construction.

It has been 9-10 months since I have booked. The CRM team did not send a single status update unless we ask them.

I am wondering whether it's is worth losing interest on my money invested made so far. I am seriously considering pulling out and reinvesting in another project.

If anyone has pulled out from the project please let us know

I would wait for 6 months more to see whats going on and then take a call on cancellation, current price is 5200 psf and 52 floor rise  + Rs 500000 for parking. Their current projects Hill Crest/Club Meadows/Lake Veranda construction is going on in full swing, Once they are completed or nearing completion i expect the QueensGate project rates to go up somewhere near 6000 psf. So if you are not in hurry and can wait it out its a good deal. I am sure others may have different views on this.

I agree with above comments. My only worry being, at the current location of Queensgate, Hiranandani had planned a premium project which was scrapped since it didn't sell well. Now if after completion of Phase I the builder gets very good response, then will they scrap queensgate and try to build something premium there ?

The premium block that they had initially planned for was around RS 8000 psf, they still have not sold all the units in phase 1 itself ( higher floors) as they are expensive, so scraping QueensGate is very unlikely.
