Not much about the status of construction & development on the project.
 
But, i hear that the resale price has gone up. Co. is buying back @2000 psy, i am told (not confirmed).
 
Plz update us if you have any news.

Dear Praveen and Kishore,

We are a group of 30 persons who purchased land in 2008 / 09.

We recently had discussions with pushpanjali..there does not seem to much progress....they are offering possesion right now with payment of all monies and registration..

We heard that pushpanjali meadows has come under Mathura Vrindavan authority area. This, if true, is good news.

Please let us know how many of you have purchased land so that we can make this an active group.

I will try calling you two sometimes tomorrow.

Thanks for update !!!. I too have invested in "Puspanjali Medows" project and paid 85% till date with additional (1.5 Lakh) as development charges. ( which was sole discretion of Puspanjali Meadows Head. I have 2 plot and want to exit, if possible. Even offered to release at 2000, but no acceptance.

What's good about "pushpanjali meadows has come under Mathura Vrindavan authority area" and how authentic is Info be ?

Could you please share your mobile number. I would like to join any forum/group, which could help to accelerate process.

Has everyone in the group paid the development charges @ 300 per sq yard?

We have not paid the same and fighting with the developer.

I will circulate and excel sheet tomorrow so that all of us are on same page and then we can approach court if required.

I had spoken to MVDA and was informed that the area is under MVDA now. This will mean the prices should appreciate more as it is under a development authority in addition to some other benefits.

I don't think pushpanjali is buying back at any price.

We as a group need to exert pressure so that it is developed on priority.

I had also invested in Pushpanjali Meadows plot.
 
I had also submitted the credit-note received from my broker “Prime Consultants” (Sh. Alankar & Sh.Bharat Joshi) for Rs.58,500/- which was submitted by hand at Pushpanjali office.
This credit amount was supposed to be credited in my account with them.
 
But to my surprise, now i am told that they did not credit this amount.
Not only that, they have in collusion with their agent, returned back the original credit note to the agent, Prime Consultants, without any consent or knowledge of mine !!
They did not even bother to inform me at any stage.
 
Friends, it is clear that Pushpanjali management is not as professional and clean as it was supposed to be.
They are least bothered about the interests of the investors.
 
We must form a strong group front, and approach the builder with our complaints.
Their response should then pave the way for our next course of action.

Dear Sir

Myself Shashi Bhushan from Faridabad. I am one of the investor in Pushpanjali Meadows Project who is also rammed in the project. Iast week, I received a letter from their office demanding balance amount including External Development Charges @ Rs. 300/- per sqyds. At the time of purchase, I was told that the plot price is Rs. 1400/- per sq.yds and company has given a special discount of Rs. 300/- per sqyds and now they demanding the same amount, which is a fraud. In the agreement, no EDC amount was mentioned. They also mentioned in the recent letter that registration process is on and we may get sale deed for our plot.

Pl let me know what should we do at this stage ?

Ya, they charging EDC @300/- per sqyds, unfortunately there is one clause where they can raise demand. We have no choice, i talked to there Noida office and no help. Visited them and discussed, but no luck, even scare with penalty. No buyer in Market and no point even if you got sale deed.

I am ready, if you can have legal advice. I am 2 plots and ready to sell. We are trapped.

Just talk them in person and try best to get your principle amount

I had gone to the site this saturday...there have been some developments but it is still far behind.

On the main NH, a flyover is being constructed to allow access to traffic to nari village...inside meadows, the entrance is complete...few internal roads and electric poles are there however no sign of any villa or golf course or the lake!!!

Good you visited ans share your experience, much appreciated. We have railway crossing between  NH and Medows. Is any flyover on that? If that the case, it would be nice. 

Is all plots has demarcation, i have visited in Feb and mine plot near water tank and no demarcation. Any chance we can sell this... Company claim to buy at 3300, i am ready to sell at 1800 per Sq yard.

Did you get chance to talk to anyone there (guard..)

Dear All,

I came across the group while searching for people who invested in Meadows. Recently I received a possession letter with Rs300 per sq yard development charges. Has anyone paid the amount and what is this amount for? Is builder entitled to ask for such money despite taking 10years to deliver the project and that too I am not sure whether the project is complete now? Shouldn't this development charge be paid to the development authority and not the builder? 

I am currently out of India so any update will be highly appreciated. Also there was a mention in the posts of creating a group and fighting for our rights. Has a group been formed and has any action been taken.

We all are stuck....there are no buyers at all...

I went to the site few days back....good news is that there is a flyover coming up on NH. In addition, few more developers like lotus etc have started selling plots next to our location at around 3500 per square yd. overall the developments look positive.

I went to Pushpanjali office few weeks back and asked met Gaurav Sharma. According to him they have done the development they promised and asked for development charges @Rs300 per sq yard otherwise interest is being accrued on it.

What is the basis of calculating that amount? Has any one payed the development charges? Should we be paying that amount looking at the condition the site is in?

Did anyone find the development done by Pushpanjali as was promised at the time of booking?  Is the mini golf course with the club ready. Has the whole project land of 200acre being boundary walled. Shopping center was also shown on their proposal and much more. 

Please share latest project photos if anyone visits there. The company is not forthcoming on these issues. 

Is the flyover coming up on NH (which junction) , or Rly track to the project - which is unlikely.

Please also refer to the latest judgment in the case of Unitech in which they were arrested for the long delay.

No the mini golf course is not ready. The whole land is not boundary walled and infact any work that was happening has stopped. The front boundry wall and gate is also damaged and not maintained. No shopping center. I was informed that Pushpanjali has bought more land adjacent to the 200acre and has sold smaller size plots. No construction or maintenance whatsoever. I didn't take the photos which I should have taken.

As per the company they have completed the project and done what they promised now it's up to us to pay the development charges get it registered and build over there.

The flyover is on NH and not on the railway track. Infact the condition of the connecting road from NH to project entrance is pretty bad and obviously that is not builders responsibility to fix

Hi All,

Yes, we are very well stuck. Gaurav Sharma seems real cheat and don't listen to problem, initially plan for lanscaping,track, lake never been done. Yes we can do registrary, unfortunately we all become investor (thu we acually invested for future). Even after 9 Years, there is no buyer even market rate is 3500 Sq YRD. I requested Gaurav Sharma to buy at 2000 rate (mine rate was 1150,as yours). But no choice.... Might one day, we would be in position to sell .... oping once day flyover, near by university and nearby builder (like lotus) will build some resident near by ( due to population in next 9 years)

I am not much positive with this investment and wait to come out even at 2000 rate, if possible. 

Vikas - Appreciate, if you share some photo and confirm news for flyover.
