Recently a homeowner installed a Zero Perm liner in there crawl space. Originally they installed the liner to seal the crawl space form moisture that was causing mold and mildew problems. The other major feature was that the liner offered an R-5 insulation value that would help lower their energy costs. The thought of having a problem with Radon Gas was the farthest thing from their mind.

After installing the liner system themselves, they stood back and looked at their new accomplishment. After a day of thinking of what they were going to use the space for, they decided to use it for storage. They opened the crawl space cover, turned the lights on and to their surprise they found that the liner was lifted up in the center like a balloon. Concerned, they contacted me immediately to find out what was going on. I told them that they most probably had Radon Gas coming up through the soil under their home but that they needed to contact an Air Quality Specialist to determine for sure what was trapped under the liner pushing it up.

A few days later, the homeowner called to thank me for selling them a ZERO PERM Liner. They said that they had an Air Quality Specialist come in and test the air pocket, found it to be Radon Gas and had a simple vent pipe added to let the Radon Gas escape harmlessly to the outside. They told me that if they would not have installed a ZERO PERM Liner that they may have never realized that they had a harmful Radon Gas problem that was effecting their health every day!

I asked the homeowner “Now what do you feel was the most important reason you installed a crawl space liner?” They replied “To rid our home of Radon Gas and then all of the other advantages!”

Other Benefits of Crawl Space Liners

Crawl Space Liners insulate and weatherize the area beneath your home that many builders forget about. Look for a liner that has an R value of at least 5 to add insulation beneath the home often times increasing the insulation 10 fold.

The zero permeability characteristics of crawl space liners will completely weatherize beneath the home, stopping 100% of convective heat loss. This is a far easier and more efficient solution than trying to caulk every crevice and gap in the floor to eliminate air escaping.

Also, an aluminum foil side will reflect 93% of radiant heat, dramatically reducing heat transfer by means of radiation, further increasing the energy efficiency of your home. This is the same concept you see on modern roofs that are either white or aluminum to reduce heat transfer from radiation.

As homes get smaller, and we collect more and more “stuff” storage space is at a premium. Often times people don’t want to store things underneath their home because of bugs, water, mold, etc… A lined and encapsulated crawl space can enable you to utilize the area beneath your home to store those infrequently used items like Christmas decorations or photo albums.
