January Update: 2026 is off to a flyer!
January 2026 has hit the ground running, reaffirming its reputation as the busiest month of the year for the Pattaya real estate market.
What is particularly striking this year is the correlation between basic infrastructure improvements and the surge in property inquiries. A prime example is the Cosy Beach area of Pratumnak. Long characterized by its relaxed atmosphere but lacking in local amenities, the neighborhood has undergone a complete transformation over the past few months. Residents now enjoy a brand-new, fully air-conditioned gym (Sun Fitness) and padel courts, a massive Tops Supermarket, a vibrant Fisherman’s Village, and a diverse new coffee & culinary scene. Given these upgrades and its proximity to Central Pattaya, we anticipate a steady rise in property values across this location.
The impact of this development is already visible; for instance, the once somewhat-isolated Tudor Court on Pratumnak Soi 2 saw all three of our large listings sell out between December 2025 and January 2026 as the area’s connectivity improved.
