Hi guys,

Here are the specifics regard the spaces that some of us visited yesterday. Suite 204 is a definite possibility given size vs value.  The landlord appears relatively supported of our project.  We may even be able to move into Suite 206 a few months from now should are needs require it (since the lease is with the same landlord and assuming it has not already been rented). At $584.38 / mo for rent and utilities + internet + insurance + business occupancy tax (specifics to be determined) I think we (assuming 16 members) could afford it at $50/mo as the members rate. There would also be some flexibility to offer "student rates" at $25/mo for those who require it. I'll present specifics at our next meeting.

Since this is the only spot that we have actually visited, we think we need to identify at least two other opportunities at about the $600/mo (rent + utilities) price point to evaluate 245 Duckworth as the best choice.  Suggestions and initiative on this front are encouraged.

The plan is still grow towards a larger, "workshop" place.  A 500 sq. ft, second floor space would be our stepping stone to get us to that goal.

As discussed, I have the following information on room sizes and costs:
 
Suite 203 (northeast or Duckworth Street side) 482 sq. ft. net/578 sq. ft. gross ($662.75/month).
 
Suite 204 (southeast corner) 425 sq. ft. net/510 sq. ft. gross ($584.38/month).
 
Suite 206 (largest space) 889 sq. ft. net/1067 sq. ft. gross ($1,222.38).
 
Prices are gross (i.e. based upon gross area and includes operating costs such as heat, light, electricity, business realty and water taxes, insurance on the building normally carried by the Landlord ( but not insurance for which the tenant is normally responsible), snow clearing (entrance and rear exit), and capital maintenance of the Building.
 
 
Prices are net of HST and business tax (if applicable).
