Lead Based Paint?

I was wondering how everyone is coping with the governments initiative
on lead based paint? Any lease adjustement that need to be made? Any
changes in extra charges to the owners for additional training needed
or the extra cost for lead paint booklets?

We attach a lead base paint disclosure to all of our leases, which the new
resident has to sign. Basically, you mark the appropriate areas needed.
Ours usually says that we do not have any knowledge of any oil base paints
in the residence, nor any reports or records saying there is oil based
paints. We have them initial that they have received the pamphlet "Protect
your Family from lead in your home", which we print out ourselves. They are
free to take or not to take the booklet as long as they initial that they
received it and then sign at the bottom of the form saying they have
received this information. (I have found that most residents do not want
the book, so there hasn't been much in additional cost)
We have the form and the booklet in a pdf format, so we print it out when
needed. I have attached them for you. Hopes this helps.

The pdf. is helpful, but the EPA and HUD are working together to
enforce new rules effective April 22nd regarding work performed where
'lead based paint might be disturbef in facilities where children may
stay which were built before 1978'. The EPA put out a 'Small Entity
Compliance Guide to Renovate Right'.

We have to get all of our properties tested that we think might have
been built so that way we know how to handle repair work, getting our
maintenance staff certified, and notifying owners about these changes
and how it could affect the cost of repairs.

I was wondering how everyone else is going to handle the new rules.

I just checked with our General Manager and he is not aware of any new rules
coming out. Do you know where I can find out more about these?

Association of Realtors on the new Lead Based Paint Law. . very
helpful in explaining the new law and what property managers are
required to do concerning certification, etc.
