Charging Property Owners a Lease Renewal Fee

Is there a way to set up a fee for an owner based on a lease renewal
fee? We have begun implementing a one time 25% renewal fee in our
management agreements for each lease that is renewed. We have a few
exceptions & some management agreements that have not expired that
still list the old terms which include the standard 10% fee each
month. Currently we are charging the fee manually. If there is some
way we could customize the Management Fees for the Property Owners
that would be a HUGE help. Any ideas?
