Please can you take up the below points internally within your organization. I had a word with Mr. Harish Sharma today and would request you to take it up with Capt. I B Singh as well.

1.  Normally in good societies, there are letter boxes and we don't see this being provisioned. Please see what best can be done.

2. The guest parking is missing. Please can you check if we can have 5-10 cars parking slots that can be parked outside the gate especially in the "bandh area". All what we need is if you can get the area leveled so that the cars can be parked. 

3. The second entrance gate looks very crude. We had discussed this earlier as well and it needs some beautification. The last update that we were given by Mr. Mukul Tyagi was that  this gate would look as great as the main entrance gate.

4. Please also look at the feasibility of the tarred road being converted to concrete road. This is not an issue as of now but if this road gets damaged in 6 months when we get rains then it would again amount to trust deficit. This would be more of a challenge to the facilities department at that point in time.

5. I am not sure if i missed out observing this but I don't see the unit numbers on the doors and tower numbers as well. Please see if you can pass on this message to Capt I B Singh.

6. On a positive note, I saw the barbed wires being put up. Thanks for taking it up and its great to know that our feedback was taken up. 

7. trash bins can be provided in the landscape area and at some convenient places along the internal road.

8. Intercom facility inside the lift can be looked into.

9. Access to shops from inside without our children going out on the main road. This aspect should also be looked into.

10.Notice board in each tower and speed breakers on road along with mirrors on the turns is an absolute must.

11. Please see if the security guard can be provided numbers of Newspaper vendor and other essential service providers to help the early movers to the society.

12. Please see if access to the paved road in front of the club that leads to the park can have a removable pole/barrier that can prevent the cars being parked on it. We would like our children to be safe when they go to the park and its important that the cars dont start getting parked on this paved road in future.

Please see if Capt I B Singh or someone can send out an email to all the residents stating the readiness of the facilities team to provide services and what are they striving to achieve in the next 1-2 months. Initial reaction to this email might not be good but this will go a long way in building trust and cut a lot of negativity. This will also encourage residents to move in early.

We would be happy to provide you with the feedback and any support needed from our side.

First of all Happy Holi.
Thanks for your mail it looks people have already moved in or are ready to move in. I too have paid and am waiting for my apartment to be readied. Meanwhile could you please enlighten me on the following:
1. Did Spaze give any letter stating that Spaze will be responsible for any legal issues or penalties on account of non receipt of OC?
2. Are they expecting power supply from Govt grid next month?
3. What about the derogative clauses in the undertaking? Has everybody signed the undertaking as it is or with after deleting or modifying  certain clauses?
4. How about water supply, do they supply enough water thru bore wells?
5. Any defects / leakages noted after signing the undertaking - will Spaze attend to theses because they have said that they will not be responsible for any defects observed after taking over permissive possession?
I shall be grateful for an early reply because I am in the process of getting possession soon.

We can add on the following points further:

 

1.       Per their earlier communication, the HSEB Electricity to be available by 31st March, status update on the same

 

2.       Children Play area clear demarcations with Sand pits

 

3.       Process of keeping WASTE / (Kachra) collection between ORGANIC waste and INORGANIC/plastics etc to be segregated in their system itself

 

4.       Swings for Children and which area being marked for the same

 

5.       Intercom in the Lifts is a MUST

 

6.       Allotment of Car parking numbers in basement to be expedited, say in a month’s time and provision of appropriate lighting in the basement

 

7.       Security CCTV Cameras – update on the same

 

8.       Atleast a good quality TAR layer on the inside current road is non-negotiable if in the current situation Concrete road making at Spaze’s end could be a RE-DO. If they make Concrete one, would be great but atleast they should agree to high quality Tar road which even today is showing bumps and not leveled appropriately.

 

9.       Breakup of Mtc charge of Rs 2.50 which comes to Rs 2.80 including service tax which is on a very high side. NILE apartment is having Rs 2.1 as all inclusive charge and others are also around Rs 2 psft. The more emphasis is laid here that even after including 10% increase in Super Area, which is enforced upon us so far, it is a double whammy to the mtc agency (one on higher rate and two, the revenue comes on higher sq feets)

 

10.   Plan for Exterior final painting of Towers by when can this be finalized

 

11.   Number of benches lying in the current Tennis court is just 10, which by any standard is very less, should be around 40-50 in the whole complex

 

12.   Any possibility for giving concreted Volley Ball court, if possible, though it is not part of the initial brochure. Else we can do the same post making RWA

 

13.   Timelines for completion of CLUB HOUSE and what all facilities we are going to have in the same

 

14.   Status update on IBMS and how, when and how much consolidated money would be given back to RWA with the timelines

I think, you might recollect having met me in some of our meetings with Vivek Sharma. I am SK Punj . I was also thinking on your lines. Mine if also in F block. Did you get any response to your mail? If so , how much is the difference in cost? Is your apartment loaded or unloaded. My flat is unloaded. Just wanted to know the difference in loaded and unloaded apartment of 1755 sq ft. I happened to inspect my apartment which is in the process of handing over. I found that in all the rooms, there are a few tiles which are of different shade and design. I was told that this has happened in almost all the towers? On pointing out, I was told that some tiles were either damaged or not properly laid and had to be replaced but they fell short of stock and ordered fresh stock but the manufacturer did not have the original shade and design and they had to compromise on the shade and design. I think this is not desire able. Is it similar situation in other apartments? I think we should all protest if it is so and seek replacement either before possession or get a commitment that they will replace these tiles.

Actually there were many small things like some chipped tiles, or uneven tiles, or improper paint ,some plaster peeled off or holes to be filled up /grouted etc which they noted down and assured that needful will be done but as it appears that they only take care of your observations which you point out at the time of possession. For example you cannot verify if all the electrical points have been energised or not, these will have to be checked hen they hand over, flushes could not be checked as there was no water supply , likewise all the taps will have to be checked only later but this different shades of tiles in same room look odd and is a major issue which they are just ignoring as if the client wont know. I dont know what will they do about it, they only said that they are still trying to procure. Mine is not a loaded apartment and so I am not aware about other issues. I hope you find this info useful.

Thanks for your email. There are many issues that need urgent attention and it would be great if we all can meet on the site at 11 AM on coming Saturday.
We also have to talk to Spaze about the IFMS fund that is with them and how they plan to utilize it.  We should also look at forming an association (RWA) and some of the residents who have time and can contribute should come forward to volunteer for the same. The high maintenance charge, electricity connection from HSEB also needs to be discussed..

Just to reiterate on the points which I mentioned earlier on March 15th as well is reproduced below for reference of everyone.

 

You rightly mentioned about the security deposit. Important points in this regard is:

 

1.       The deposit given is IBMS (Interest Bearing Maintenance Security)& not Interest Free (IFMS). So Builder needs to provide Interest on our deposits and give the accumulated corpus (Principal & Interest)to RWA which currently I believe is being managed by their another Subsidiary/related concern named M/s Preserve Faciliteez Pvt Ltd

 

2.       The amount charged so far is 1.75 lacs (minimum sized apartment) so taking say total apartments at 450 in numbers, the amount works out to be 7.9 crore and including higher size apartments, the overall sum would be around 9 crore + its Interest which we need to discuss with them

 

3.       Basically societies don’t even charge for the first year since the amount gets deducted with the Deposit which is actually the basic purpose of having such deposits since the buyer’s may not turnup for possession for initial few months, hence the chargeable amount gets debited to such deposit

 

Another important is on STATE ELECTRICTY BOARD (SEB) power connection which earlier was communicated to be available by end of March 14

Does any one have any idea if there is a cable and telephone connection in our appartments. I hope watching TV and accessing internet is not going to be an issue.

I will be there as have already shifted. TV connection might take about a month as Airtel has not started its services. Net connection is provided by some service provider.

I was at site the whole day today in connection with the possession of my apartment. During that period one senior citizen Mr .marwaha came over to see Mr Hari Om in charge preserve Faciliteez at site. Mr Marwaha told a harrowing story of the lift being in Tower A. He lives on 11 th floor and his daughter arrived with two boxes late at night past 11.30 pm and there was no way the lift could be repaired. They had to go by stairs. The second lift was also not operative for one week. They should paste list of emergency phone numbers in the lifts and also maintain a complaint register in office.
2. I noted that the sliding door opening in the balconies have no knobs to slide them from out side. There is only one handle on the inside. I think it is necessary to have a knob on the outside particularly if a small child gets locked out side.  It will be very difficult for him/ her to slide the door.
3. The balconies have not been painted and present a dirty look. How long will they wait for all the owners to take possession and occupy the flats and paint the balconies starting from top of the towers going down in one go.
4. Common area lights should be on throughout the night.
4. As already reported there are different shades of floor tiles used in all the rooms which looks odd. I don't know if other friends have seen this. 
5. They should install reflectors on bends as the road is not wide enough.
6. The rounded semicircle projection in the walk way ( footpath) just at the right angle turns should be knocked off and made straight to get extra space at the bends in the road.
7. I have yet to sign agreement with Preserve Faciliteez but I was told that there is a separate maintenance charge for the Club also. This is not acceptable. They don't charge maintenance for the club anywhere.

Kindly look into these points and consolidate the list for taking up the same with Spaze

Thanks for your mail. I was at site office today in connection with possession of my flat. I have now been asked to come on 18th (Friday).
