Would like to bring to light few things which came to notice during my recent interaction with Spaze:
1. Special Saturday Security - On Saturday lifts are permanently closed. Further each gate at staircase is manned by two guards who ask all sort of question and vistor slip even if you have to go to first floor. Seems previous Saturday meeting have forced them for so.
2. Confirmation on flat completion - As per my understanding 3 lists have been sent to projects office at site. (a) People who have paid in full with all documents complete (b) People who have paid in full but documentation is still pending (c) People who have paid partially. Flat work at site is being completed in order of a, b and c.
3. Formalities at Site: Once all documentation is complete at Spaze office, there is a contract/undertaking to be entered with facility management company at site. Again it requires a Rs. 100 stamp paper. On signing undertaking flat keys shall be handed over to you. So far about 3-4 people have taken keys.
4. Some key features of facility management undertaking:
(a) Electricity charges shall be @ Rs. 7.57 per unit.
(b) Maintenace charges shall be about Rs. 2.8 per sq ft + Service Tax
(c) Common area electricity charges shall be additional, which shall be actuals + 20% markup which will be divided as per flat areas
5. Apart from this for getting fitouts Rs. 25000 refundable security will have to be paid to facility management company. Approximately Rs. 1100 lift usage charge will have to be paid. Electricity charges for fit out shall be deducted at Actuals. Facility undertaking will have to be signed before starting fitout.
I have just highlighted versions which I came to know off. If anybody has some other versions kindly share.
