I have been staying in Prestige Shantiniketan and was keen at booking an apartment in Lakeside habitat .But the last few days events which happened here has shaken my faith in Prestige .Prestige owns another big land parcel near Shantiniketan and after a 10 year period to use Shantiniketan as their signature "big ticket" property ,now they are hatching a plot to make the approach road public so that their new property can share the same and shockingly now they say many of the common amenities including swimming pool and play ground are public property (clearly they want to share the same for their PSN 2 extension ) . One thing is clear ,these guys have no ethics and can't be trusted !!!

Can anybody please give me a honest review regarding the builder's behavior, if they charge more later after you get the house.

And how much maintenance charge pm has been decided by the society.

I am not sure what you mean by builder charging more later. The charges should be as per the agreement and I haven't faced any such issue so far (booked the flat long back and going to register in some days)

But few thing I find annoying are:
1. As per contract, they want a share (150 per sft if I remember right) if you sell the property later !! But they already had their share and we are not their brokers to pay them the cuts.
2. Pricing doesn't seem transparent. Their CRM will quote one price, and Sales will quote something different. When you tell them that their versions don't match, they feign ignorance.

But the property overall is beautiful and with great quality :)

It's a lovely property with a very positive ambience. Once you enter the campus, you want to stay there. A few nags with builder, that I raised earlier.
But PLH is definitely worth buying overall.

I just hope to see the day when:
Varthur road and bridge get widened.
Road until Sarjapur gets widened enough
Some IT Parks and malls come in vicinity
Metro reaches Hope Farm junction
And the Lakeside actually gets a cleaner lake to feel proud of :)

Then PLH will certainly shine much brighter !
