Hi friends, Its been quite silence in our group mail communication since january.not so much activeness.what's happening . Who are going to shift in march, april.when can RWA can be formed.I believe there are still some towers where possesion letters are pending. Let's talk about it.

This is is true that they are not able to stick to their commitment but with little pressure and some compromise, you can get the work done. There is a new manager Mr. Sapru who weekly visits the site. A shade better than others with little more commonsense. They committed 20 Feb as the handover date to me and I was in the same situation. So I shouted at sapru and his team. Sapru himself acknowledged that falt was in bad shape but after that they corrected most of our issues including asymmetric walls. Also, they are ready to give it in writing that pending issues at the time of handover will be sorted out later. 


As regards to color of tiles, you can put your foot down and don't accept it. Shout it out to Sapru, sengupta and something will happen. You need to maintain the pressure. Also, parking letter will come only after handover. I spoke to PCL office (Neha) and she told me the same. So that should be ok. But make sure you physically visit the parking site and see it with your own eyes. There is a lot of difference in map and actual thing.


Our handover is now due on 9th march solets see what happens.

Dear All,

Finally we got the keys to our apartment D3 1502 yesterday. I would say 95% of the defects pointed by us have been rectified. There is a list of pending issues with them which they say will be rectified when asked to do so. At this stage, there is no seepage, plumbing or electrical issue. Yes, flooring is not up to the mark, especially leveling and tile colors but we have decided to live with it. Most of them will not be noticed as they will go under the furniture. They have rectified the living room marble pointed out by us.

Overall we are satisfied and starting our work to move in within next couple of months.

Good to know Rajeev and Rajan would be our immediate neighbor. So whats the plan?

Request, if you can you put up a detailed check-list to the group which mentions what all must be considered before taking the final possession and before signing noc to pcl. By the way did they hand over the warranty certificates relating to fixtures like ACs, etc.

Dear All,

Here is the checklist that we followed before taking the handover. The list is a result of contribution of many members and early residents of Pranayam and we would like to thank everyone for their support and valuable comments.

1. Verify door alignment especially  main door as it is 8 ft tall
2. Look for chipped stones, marble and tiles. They try to pass it on as "natural stone property"
3. Color and polishing of marble
4. Grouting of tiles is not proper. You can achieve 90% perfection but not 100%.
5. Look for mismatched color tiles
6. Slope of floor in bathrooms and balconies
7. Drain covers
8. Any gaps in the sliding doors must be sealed off with silicon
9. Kitchen cabinets if you have modular kitchen
10. Asymmetric balcony railings
11. Asymmetric balcony walls (they were prominent. We got it rectified)
12. Seepage. They try to paint it and hide it but look for it
13. Asymmetric wardrobe areas and other walls
14. Water supply in all taps and WC
15. In case you have servant room, closely look all general aspects. It is the most neglected area by them. Our servant room had to be redone twice including flooring.
16. Do not accept ACs unless you are moving in. Warranty starts the day outdoor units are installed.

We followed the above checklist. This is not complete but satisfactory for us. After a point, if you plan to move in, we felt that it is ok to take the possession and live with few shortcomings. You can always rectify it at later date.

1.What is the provision for landline telephone + internet connection? I understand Tata Telecom has been selected for Pranayam?

2. Is there any post office in the vicinity since address change request will have to be provided to current bank accounts etc., and for delivery of mail.

The special feature is that calling within pranayam is free.

Mr. Bansal,

As per our observation D-4 is behind from other towers in D block and I heard from Puri construction project team that it may take 2 more months or may be longer- they haven't offered possessions letters

Not sure how occupants of D-4 are pursuing this matter.

Mr. Saproo has joined PCL as COO in projects team, may be you can check the latest status from him.

     Regarding the second point in below mail .....
 
     Pranayam falls in two sectors  82 and 85  .
 
     Sector road divides  sectors due to which  Blocks B and C falls in sector 82 whose pincode is 121004 . A and D falls in sector 85 whose pincode is 121001 ( as communicated by PCL team ) .
 
     I am not sure on  this , if someone has more inputs to this do let us know . I am using the below address for postal communication but yet to receive any  letter .

How is work going on the sector road ....I heard there are some issues 
/legal stay taken by divine ashram and Nagar,s so the road will be incomplete and the connectivity to pranayam from BPTP bridge will be not good.

The situation is not bad. The road in front of pranayam is under construction. Also the connectivity from BPTP bridge is not straight but manageable. Once the road in front of us gets complete, may be something works out for the ashram.

Visited the site yesterday for chasing for my flat possession ...Heard that 30 families have moved in . This is really a good news if that's correct. Also clubhouse shd be live in around a month.

We are getting the interiors done at this time and hope to move in (D3 1502) with in next two months. We are facing the seepage issue and getting it rectified. It is suggested to all to have a look at the grouting of tiles in the bathrooms and plunge pool area (if present). The grouting work is not neat and is the main cause of seepage (at least in our block). So look out for this.

Hello everybody,

I took possession of my apartment last week.  This happened more than a month after registration - but to be fair, I was not active in pursuing the matter.

As regards the apartment it is more or less ok except that the kitchen tap/mixer was missing at the time of handover.  Either the seepage is limited or they have succeeded in hiding it.  I am also not very discerning.  

A irritant perhaps is that the gypsum board has to be cut when the ceiling light has to be fitted in the toilet.  They said they would do it when I bring the fittings.  Others have talked about the geysers.  The water pipe for the RO is below the sink - when the RO is to be fitted above it.  I am not sure whether this is smart - maybe some jugaad might be necessary.  If others have some advice, I will be grateful.

A major disappointment is that they did away with the provision of piped gas.  

The marketing office at the site is courteous and promised full cooperation after handover.  This will be tested soon enough.  I gather billing of utilities has not yet begun.

      It's been long time without any update from group. Ard 60 families have moved in as per marketing team and I can see a few families in D block only so the number could be correct.
Gym & Swimming pool are open for use which is good. Still I can see a lot of labour on site as flats are not yet handed over and others like me are getting work done after handover. I think the labour situation will remain same for at least next 6 months and we have to live with it if we move in.
    Is there any meeting happening regularly among residents and project team so we can also be a part of that and get some updates on things ?

This is just to share our experience while dealing with seepage issues.

It's been 2 months we have taken possession and getting ready for move in, however at certain areas seepage refused to go over time- we did checks of all pipelines but no leakage detected.

During repair process the reason of seepage came out, which is matter of concern.

It was poor laying of bricks, poor cementing and too much pop to camouflage seepage.

We were getting it repaired on our own, however I took photos and mailed to Kaushik sengupta in PCL showing him poor construction quality,i almost abused him but I guess they deserve such treatment.

To my surprise they contacted us and took ownership of getting it rectified.

So thought this might be helpful to other members who are facing seepage issue.

We are close to moving in stage, hope to be there by June.

I  hv visited  my  flat in  D4 Tower last week , It   was  just  in  raw  condition. I  hv  Still  not  got  any  possession  letter neither i  think they can  give it  before   another  2  months as  per  the present condition of  my  flat or  one  can say D4 tower .I  couldn't make  out  anything  as  it  was  in  a  raw  condition ...no  flooring, no  sanitary  fitting,  no   Ac  installations, no  paint .....etc  but Yes   i  was   shocked   to  see  the  master bedroom  bathroom...they have  handmade  the  bath tub with  some  cheap  green & white marble &  it  was  just  looking  like  a  big  kitchen  sink. Have  they  given everybody   that  kind  of  bath tub in Block D?.

Dear Akaash,

Although its not pleasing to know that your flat is in such raw condition but it has a positive side which I would like to share. Since its raw, you have the opportunity to get it done in your own style and taste. We wanted to redo master bedroom bathroom and common bathroom but it was too much hassle to first uproot everything. So we did not do it. Although it will increase your cost but its a great opportunity if you have any liking for this. And yes, you can get most of the work done from them. You only need to supply the material.

It is just a thought we had so wanted to share with you.

There are around 40 families,who have moved in.This is going by the number of cars that are normally parked in the complex at night or early morning.

We have had three meetings with PCL/Fullmark/JLL the mantinance agency in last 3months.The last meeting was held last Sunday-12th May.Minutes

Sorry to say but there is no genuine person available in pranayam or should I say, I did not come across any such person. But yes, Mr. Arun Dogra has shown some character recently and some of his juniors like kamal are also fairly good. I also feel that instead of E-mail, you should first talk directly to them. There is a good chance that they will agree. Although its a very small example but they agreed to my requests of installing kitchen hood and sink of my choice and deferring of wooden flooring in master bedroom. So I feel you have a fairly good chance. And if nothing works out, there is Mr. Saproo who is COO of the project team. He is little more understanding and sensible and feels good to talk to. Shishir is a consultant hired by PCL to look after amenties and mantainance work.The meetings are basically to iron out living facilities and shortcomings

Hi, I am about to take possesion of my flat in Tower A. After months of follow up PCL has attended the problems though with not full satisfaction. The quality of work would be put to test in the monsoon season.
 
While we have had our individual mini battles with PCL for our own flats ............. but this seepage issue can become a structural issue going ahead.

Dear Vinu,

I can understand your concern about seepage as we were also concerned about the same. But the good point is that it can be fixed. Mentioned below are the steps we took to arrest this issue:

Problem:
1. Seepage at various walls especially walls adjoining bathroom, kitchen and pool (if present)
2. While handing over possession, it was hidden under distamper and POP.

Steps taken by us:

1. Wherever we had a doubt of seepage, we removed all the layers from that portion until the bricks were directly visible. 
2. Let that area dry
3. Kept concerned the taps and showers running continuously for hours
4. 80% the problem was due a damaged pipe which was then replaced. Next 10% was due to poor grouting of tiles in the bathroom. There were gaps and water ingress was possible.
5. Rest of the 10%, seepage was not allowed to dry naturally.

We are very confident now that it has been arrested. May be most of this applicable to all of us. You can try.

Hi! 

We have a unit in C8-1201 A and was wondering about a few things -
1. After making the entire payment, how soon are we getting possession? Our date has been given as 10th June. 
2. Once we pay the stamp duty, how soon are they giving over the keys?
3. Also, after seeing the state of the apt, if we have issues [which I am sure, we would going by the thread], is making the final payment feasible or withholding it partly better? Pls suggest since we stay outside Delhi at present and it's tough to go back and forth.
4. Can someone pls share Mr Sapru's no.?
