Dear All,

Looks like we will have to stand up and fight with PCL. Find below the response received from Mr. Kaushik for the mail which we sent to him requesting a meeting. Looks like he only wants his money, I don't know how your experience is with Mr. Ravinder but he is one useless non responsive person who does not bother to call back or reply to mails.

So we need to stand up now. Let me know your views. I'm writing to him and rejecting the possession letter. I'm going to fight it out. They can not play with us just because they are builders. We did not ask for anything out of agreement but the guy is not even ready to listen.

EXACTLY... Now you have got the point.

The same attitude I have observed in Ravinder / Ramneek and all... They are just waiting for us to pay the money and after that its all in PCL's hand. They are just waiting for us to pay whatever they demand and once we meet the demand... "THEN ONLY" our apartment will be handed over in another 30 days (we are not sure about the repairing jobs which we shall have to do ourselves) and there's no date / assurance of transforming Pranayam from a "Construction Site" to a "Livable Community".

I have not received any letter yet. When I was in Delhi, I asked PCL when can I expect the letter for my unit (C8-1003). As per them, I should receive it by 15th Jan 2013. I was under the impression, the unit will be ready to be handed over by 15th Jan... So I was quite encouraged to go and have a look at the site myself. But I was so disappointed when I reached there.
 
I was able to meet Ravinder and Ramneek at site and when I talked to them, the picture was clearer to me.
 
I can understand that without the payment, the jobs inside the apartment will not progress. But as mentioned earlier, for me its not only the apartment's readiness, I was worried to see the condition of the community as a whole. And once we make the payment, do you think the builder is committed enough to make the site job completed asap?
 
Builder knows how to divide n rule very well and we need to be careful and united. This is an issue where everyone needs to participate and fight against the builder. Hence, I expect our GROUP to do something as an united group to ensure that the builder is forced to listen to our demand.

Ard 10 families have shifted ( as per marketing Guys )
Club house won't be operational unless there is 30 % occupancy
There is no open parking available .....All open parkings sold will be covered to closed ..of course with an additional price..!

I am planning to move in around 1st week of July.

 

My apartment is in a reasonably OK  condition. Few seepage spots in some rooms / bathrooms. Final finishing will be done once I clear all dues which planning in the next few months.

We observed fresh seepage / dried seepage spots in random observation of some of the apartments in D-5 block and also saw a technician (plumber) attending to them in my apartment.

Noted false ceiling in bathroom opened up (probably to identify the leakage areas in the plumbing).

 

However work was going on in block D-4 (externally)

Yes I got the final demand letter sometimes in October.

Obviously with inflated demands as per the analysis of Pranayam Buyers Group.

 

They will probably claim interest also but that can be sorted out later.

If you have read my previous post, we had taken fight with PCL due to the attitude of Mr. Kaushik and even wrote to Arjun Puri and things are much better. They are working on our snag list. Seepage in servant room has been corrected. Mr. Ravinder, although a very busy guy, is a nice person and is quite respected. I talked to two families, both in D3 and they spoke highly of him. And personally I also found him helpful.

As regards to payment, I have made the full payment and my registry is planned in next week. We will start interior work somewhere in March beginning and then move in.

I'm not happy about the plunge pool as they have changed the specification. There are no coloured tiles nor lights in the pool. Since there is no spec mentioned in the contract, we can't say much. But otherwise the apartment is good. I'm happy and look forward to move in.

For Bathroom
 
-- Go for horizontal geysers only as verticles cannot be fitted .
 
-- While  fixing the geysers drilling must be done in front of some plumber of project / maintaince agency team as they know where water pipelines are there in between walls . Any punture in these piples by drilling machines will lead to disaster of seepage in walls .
 
-- For lower appartments ( I am in second floor) I have oberved that  the pressure is quote so  normal PVC  connecting pipes ( geyser to supply point ) do not work . Do go for mettalic pipes only and buy these yourself from market as the geyser fitting guys bring inferior quality pipes . I have suffered a lot on account of this  , had to change pipes 3 times .
 
For    Kitchen :  After fixing RO , I could not find any space to fix geyser so decided to live without it .

I have yet to finalize this. I have called a carpenter on this sunday and I will visit the site to assess the exact situation. On 9th floor, I think Mr. Sanjay is there who is getting their interior done. They have already completed the false ceiling and cupboards. Will also talk to them for reference. I'm also looking for a paint and false ceiling guy and a good plumber. Any suggestions?

I moved  In D3 ,17th floor on 17th Jan. We are the second family in D block.My experience on the night during the rain and hailstorm was quite some thing.All the doors –sliding as well as the kitchen door from balcony were leaking . All rooms  were flooded.We were trying to seal the doors with bedsheets and towels at midnight. Incidentally the top floors have no covers on room balconies,only a two feet paragola.The kitchen and servant quarte Do not have even a chajja. The  problems are because of shoddy workmanship and also of poor specifications by builder.

 

We are also having a problem with WC of master bathroom .They have not been able to fix it even after a month of handing over.So be carefull and get maximum things taken care of before taking over the possession.

Regarding the geysers ,buy the geysers which can take high pressure.Most of good brands are Ok,but do confirm.I have been able to fix vertical geysers in my bathrooms,situation might vary from block to block.

The work on dismantling of central green area has started. The work on Master Road  from east has entered Pranayam and soonshall separate C and D blocks.

I think our group needs to make a joint protest /representation to Puri Constructions for the ordeal suffered by Subhash.

 

PCL claimed they were using German UPVC doors and windows which are supposed to be sound / air / water proof.

 

Subhash – can I quote you if I make a complaint to PCL??

Thanks for your concern and solidarity to my cause. You can quote me if you make a complaint to PCL.My idea of sharing the incident was to

Make everyone aware of the state of problems one is likely to face and be careful when dealing with project people at site.

Incidently they resealed the door  and window frames  with silicone sealents yesterday. Some civil works remain to be rctified concerning doors.

Dear Hitesh,

         What all sign offs are involved when puri is handing over the flat to us ? Can I really say no to handover as the registry is done in my name before that.
 Ideally we should not even go for registry before the flat is being handed over to us.
Also what about maintainence charges which we have paid in advance...do they apply from the day of handover or day of last payment ?

Dear All,

It appears that seepage is one of the major and most common problem in pranayam. I'm also facing the same in all the bathrooms, walls adjoining bathroom and plunge pool area. Can anybody else share the experience and tips and remedies to correct the problem. In my case, they are working to fix it but I'm not sure how should it be verified? Any suggestions?

               In my case , they had identified the  points from where the seepage on the walls came and had applied some silicon mixture / dr fixit .    The things have improved after that , although initial damage been done.
 
               What  is the view of other occupants who have got this problem , are they OK now ?

It seems like they have not tested the pipes with high pressure water before plastering. Since this is a problem in almost every unit, the plumbing work is in very bad shape (in my opinion). I'm actually worried as to how this can be set right if there exists some basic issue and how it should be verified?

This is really very serious issue. Seepage problems will remain life long if the root cause is not plugged. I have flat in A2 (401) and i have seepage problem in almost every room.

Dear All,

I suggest we should meet on Sunday at site and talk together with their project head Arun or Mr. Kamal. I have spoken to one of the flat owners Mr. Pritam Singh and he will join me on Sunday. He is also facing the same seepage issue in all the rooms. I request all who can join in to please meet at site on Sunday, lets say around 12:00-12:30 and we should talk firmly with their project head. These makeshift arrangements won't work out and there is no way to assess that the problem has been rectified once for all.

Please join us on Sunday and we will talk to them. We are not going to fight but we should put forward our complaint as one and ask the resolution. And we should just stick to this seepage problem so that they do not drift to other issues.

Let me know your opinions and confirmations.

                  If your seepage problem  is due to poor plumbing work  due to which internal pipes are leaking then it is very serious and will shortly lead to a disastrous situation on walls . Are you living there ?
                  My problem was due to some civil work problem that got rectified later .   Had it been due to a internal pipe leakage  , then it would have been a disaster by now  as I am also going to complete a month living there .
 
                   What I had learnt  from the project guys here  is that the pipe leakages were checked with high pressure water  by keeping the taps open for  quite some time  .

If root cause is not resolved seepage will always be problem in Pranayam flats.

I have suggestion all of us facing issues then why take some collective action against PCL.

No I'm not staying there but planning to do so at the earliest. My registry is due on 29 January. Last week I visited the site with my carpenter to assess the work required to be carried out. It was the week when there was heavy rainfall for two days. That day I notices fresh seepage in my drawing room on the wall adjacent to plunge pool and that faces outside. I also noted fresh seepage on the roof of the plunge pool. My bathroom roofs were leaking so much that it appeared that somebody has opened a tap. I'm not sure if they were doing some testing or other thing but this was consistent in two bathrooms. All the walls adjoining the bathroom are affected with seepage. Now I don't know if its a plumbing issue or civil work but the fact is similar problem is faced by almost every other person which makes me believe that something is not right. And that's the reason for my worry. Any way to find out if the fault lies with plumbing or civil work?

I am in D3/1701 &1704.The seepage problem is chronic.In our master bedroom toilet they had to break open the wall and it took them 5 to 6 days to diagnose.The plumber

Looking at issues i am currently not planning to move in there.

Seepage is almost in every room and in fact wooden flooring from centre of room being hardwood floor got buckle, or bumpy? Looks due to SEEPAGE ?

Does that mean that this problem can not be solved? But as far as I remember the seepage in my apartment is on the walks adjoining bathrooms. Due to this heavy rain I didn't see any seepage in the balcony.

I did not call you because I tried three other people and they were busy. So I decided to postpone the call. And anybody else could gave also initiated the call but I assume everybody must be stuck with some work.

With regards to to tomorrows meeting, im going there and I not waiting for anybody else to make a plan. I will be there and anybody wishes to join sre most welcone. Two other people gave agreed, mr. I visited the site yesterday and met Mr. Hitesh (B1, G01), Ms Shobna (D3 902) and also visited Mr. Bhatia (D3 901). First of all I would like to thank everybody who accommodated me and spared their precious time to share their experiences. I also tried to meet Mr. Arun Dogra but as warned, he was not available. I met Ravinder and Ramneek but I did not discuss with him anything specific.

From the experiences shared by the residents and from what I have gathered so far in the last one and half month (by visiting the site), we need to take up problem on a one to one basis. And we need to visit the site regularly and point out the things. For example, they have already started action on some of the things pointed out by me and work is under progress. Seepage is major issue but it varies from block to block and at least in block D they are fixing it. And if pointed out in earlier stages, it can be fixed. Some people are definitely suffering from it as PCL is unable to locate the reason for it. So act quickly.

The strategy should be get the registry done and put pressure on them for the handover. What I have learned is they will soon move to their next site and then it would become more difficult to get the work done. My registry is due on 29/01/2013 and I will then ask for the handover and completion of the unit.

Their general attitude is not good and key guys like Arun dogra (only heard about him) and Kamal (met him on every visit) are not interested in work on their own. Kamal's quality of work and attitude is horrible so he needs to be dealt in that manner. He will not work otherwise. He is a sweet talker but not a doer really.

Since I have paid in full, I would like to move in fast. So I will ask them to complete my unit at the earliest. And another thing is that you can not leave things on them. You have to be on your toes to get the things done as per your standard. They will take you for a ride, otherwise.

I also felt yesterday that there is no point talking to them in general. They talk sweetly but do nothing. And unless you are active there, you are not given any priority. So its important to visit your flat and get the things done. 

There are challenges and there will be initial problems but can be sorted out by fighting. This is is the summary of yesterdays visit.

As regards to sanitary fittings in D block, they are providing COTO make sanitary fittings and these are as per my contract. I found them quite reasonable but tastes can vary across people.

Your analysis is very comprehensive and puts everything in the right perspective.

 

I think what you suggest is the right approach – to take up the problem on 1-to-1 basis and try to rectify as much as possible before they scoot away to their next project.

Dea All,

My registry has been postponed to 31 since they could not purchase the stsmp paper. I have heard there sre 4 others for 31. Anyone?

And I have also heard that they are not mentioning the parking space allocated to you and that a separate letter will be sent mentioning the allocated space. Can anybody confirm please?

Dear Vishal,

Yes, after registry you must visit the site and meet Mr. Ravinder or Ramneek or whoever took your papers and ask him for the parking. You can choose from the plan but I suggest that you should visit the basement and see for yourself. 

Please share your experience after registry and let us know about parking too.

    Registry was smooth, I was free in an hour.  Spoke to project guys on handover, they are asking for a month though I have given them 10th Feb .....   Lets see.  I haven't spoken abt parking yet, will do in my next visit. They are not giving any open parking in D block while its being given in other blocks.

Good morning!

This is the first time, I think, I am writing in this group, though I have been reading everyone very frequently. 

We got our registry done last month and took the possession soon afterwards, though the work was not done completely as per our requirements! Now, we are chasing the project guys (mainly Uday) at site to get the work done on every visit of ours. They are friendly on every visit, and confirm on every visit that the work would be completed, but until now I have not seen the complete work! We also have some seepage problem at 2 places in our flat. 

We are currently living in South Delhi, and it is difficult to come every time to Faridabad because of 2 little kids we have, but we are trying to manage, as it was rightly indicated earlier by one of the members that we have to constantly follow up on site to get the work completed in our flat.

We are planning to shift by March end, and therefore, now we are starting to get the work done in full swing in the flat. 

Is there anyone else shifting in C1 tower? I dont see anyone writing in this group who is moving in C1 tower, though marketing guys told me someone is getting the work done on 9th floor, but not sure! Please confirm.

Also, we wanted to get the mesh doors installed in the doors in drawing room and bed rooms, and we were told by the marketing guys that Lingel could also do the job very well, whose doors are already installed. Lingel guys also told me that others already installed these in their flats. Any feedback? Are they good? We noticed that the glass doors opening to balcony, generally have a lot of space in between, which will make A/c less effective, too, and in general dust, etc, could also be a nuisance, even with the doors closed.... not sure, though! Any observation would be really appreciated. Should we accept the offer from Lingel for the mesh doors? Do they do any bargains, too?

I am glad to be a part of this group, as this platform is so nice to keep in touch with people facing similar challenges, and share our experiences, good or bad.

We would like to meet some people in our next visit who have already shifted, too, though I am not sure if they already are fed up of entertaining too many such guests? :) hahaha

We are on the 9th floor in tower C1. We are yet to get the flat registration done. However already started following with onsite and headoffice people for getting the snags rectified. But as you and others have mentioned, they neither say not nor does they do anything.
Planing to get the registration done before 10th Feb.
Post which plan to visit site ever weekend to monitor the progress.

          1)    I  have got Lingel  mesh door installed  . It is a very much necessity and performance is good .  Depending upon the size required , door availability , etc etc you can  bargain but not to much extent . Do got for metallic mesh
          2)   Lingel's  contact is Dinesh ( 9799398391 ) . They may take 3-4 weeks to get the door and 5-6 hrs to install . The loose space between the doors that you are pointing should not be there . This may be there due to some fitting problem which you can show to Dinesh as he is there on daily basis and he can get that corrected .
          3)    Have also learnt that the glass used is not of  good quality and much superior versions are available specially the version where we have 2 layers of glass with some vaccum in between them . This helps to conserve the energy in much efficient way specially in summers . Have not gone yet for this .

Pankaj, have you already shifted? My husband is coming tomorrow to the site, and if you are available some time, it would be great to interact! Abhinav introduced me to Ganesh (from Lingel) onsite, who sent me the quote. May be we could see how they look, once installed?

Dhananjay, we should definitely meet sometime, too, over the weekend, once your registry is done. We will be making very frequent visits to site now that we are planning to get the work done in full swing.

Any one has an idea for ceilings in the drawing room? Is someone opting for false ceiling? We are keen, but have limited knowledge! :)

Hi Madhuri,

Our registry is scheduled for tomorrow. Got a confirmation call from them. We plan to shift as soon as possible. We will talk to the site office tomorrow when they are going to handover the flat. We are regularly visiting the site from last one and half month on weekends. So we can probably meet sometime.

As regards to false ceiling, Ms. Shobna is getting done in her flat in D3 902. I have seen it personally and its very tastefully done by her. Maybe you can take the details from her.

Can somebody share the quote of mesh doors to have an idea?
