Hi Sir, I bought an panchayat approved plot in 2015, after the government regularised do I need to apply for dtcp? The promotor from whom we purchased keep on chasing us now to pay so that they will convert this to dtcp. But my doubt is initially they asked for Rs25/sqft now they came down to Rs15/sqft. I wonder how they decreasing the charges if we paying to government? I think there are hidden charges.

Step1: DTCP Layout application
Along with the DTCP approval application form, you have to submit the site plan drawn to a scale of not less than 1:1000 site documents, layout plans, FMB sketches, topo-detailed plans/ contour plans, Encumbrance Certificate, extract of Base Map/Master Plan etc.

Step5: Sanction of Layout from the Council
If the layout is technically approved then, such technically approved layout will be placed in the council for its Sanction, the maximum time for the Council may take is 90 days from the date of receipt of recommendations of the Director of Town and Country Planning, sanction layout having due regard to such recommendations and subject to such conditions.

I am going to purchase a plot in Tiruvallur. The current land owner says it is DTCP approved plot and given layout plan. But it does not have the approval stamp and approval number. I have the survey number of plots, how can i verify the plots are DTCP approved or not. Please let me know. Thanks in Advance.

Thanks for the info. I am looking at a plot in Madipakkam area. The owner says the layout was made in 1963 and they are considered as CMDA approved. I cross checked with my lawyer and he says that is correct. But I would like to see the copy of the layout with the govt. Can you tell me the procedure to get the copy of the layout? The survey number is 122.
