If possible, always CALL. I find I can get ALOT more info through a phone call as compared to via SMS/e-mail. The things I normally ask:
- where do they stay
- why are they looking to move/buy (upgrade, invest, change location, etc.)
- what investment amount they looking at
- any o/s loan
- SC/SPR/foreigner
- which project/district/area(s) they looking at/open to explore
- when free to view

- depends on what you are comfortable with. Some people don't provide much (just send siteplan, floorplan) and when meetup they share about avail units and price. For me, I sometimes let them have the available units & pricelist directly, so I know those that meet up with me are already qualified and know what to expect. Try and see what works for you!

- BEFORE LAUNCH if possible: the majority of sales happen on the 1st day itself, so if you can meet to present the project and collect a cheque for preview, HIGH CHANCE of closing on preview day itself! Else, when it opens to public the 'showflat hype' is lesser and harder to close.
