Hi

 

We have emailed the FSA and are waiting for their response. Is anyone aware of where we might get a definitive list of all names who has bought a plot through PropertySpy?

Hiya,
I have also purchased a plot of land from Propertyspy.. based in
Ewell/ Banstead..
I have received a couple of emails from 2 others and also have a
friend that has also purchsed land from them also.
I htink we need to try all get together and try our best to 1). find
out what has happened to Propertyspy, 2). If we have been conned into
large amounts of money for land that is penniless..

My friend has plts on same site and another in Harpendon.

Hi I have bought a plot through Property spy at Marquis Hill,
shillington. Is there anybody els bought at this site.They are 17
plots I have been told by the p spy that 15 plots were sold at the
time when I bought mine in 2004. cheers

Hi, We have purchased a plot through Propertyspy in Hillingdon/Ruislip
in Feb 2006. On FSA investigation status, they are silent, and this
has gone on for aboout 3 months now. We have heard the director(s)
have gone ahead and started selling plots under a new name/website!
This new website clearly states that applying for planning permission
is buyer's responsibility. I think the only option is for all buyers
to come together and take some action. Please feel free to call us on:

(By the way, our land registry record gives the names of all the 50
odd other buyers of these plots on this site, and their addresses can
be obtained from Land Registry records by paying a minimal sum of £3.
I think this could be well worth it.)

Hi, we have bought through Propspy in Hillingdon Borough. Your land
Registry document will have a list of all those who have bought land
from the owner alongwith their Title numbers (but no addresses). Their
stated addresses will be in Land Registry records (which can be
obtained by paying a fee of £3 for each query/name). The problem is
that FSA has not come out with a definitive answer, whether this is a
CIS or not. If it is, then they need to be regulated (to me they look
like one, since they take a piece of land themselves). If they are
not, then they are unauthorised and need to return all the money.

The only way to get a complete list is through the Land Registry! The Data Protection Act works against the victims in this instance! In other countries the law states that everyone who purchased a plot or unit has the right to have a complete list of owners!

Considering where we are, and given that we still own a physical piece of land  (which the Land Registry also has the record for)
Have anyone considered or considering changing the Use of Land and the classification, or anything thereby, given the massive changes taking place in the Planning space.
We are co plot-owners in Milton Keynes, Solihull and SevenOaks/Kent procured from Property Spy.

Also just to cofnirm the covenant they must have hit the public is with a 3% charge on any future sale reciepts (unless others have had anything different)

Regrettably to say that the green land issue is not regulated  and is a scam. Not sure whether it will ever be resolved unless green land is approved for development by relative councils.

As far as I'm concerned, the only element of these deals that can be referred to as a scam is where service charge payments are incurred. Buying and selling land, that may one day be promoted for planning gain isn't a scam. From all the sale particulars that I've even seen, the blurb is clear, land without planning. We also know that green field and green belt land is very occasionally released for housing. In fact, there are plenty of developers, strategic land specialists, who promote sites for many years. Invariably they don't buy the land, they acquire options from the land owners which allows them to speculatively invest in land promotion. If successful, they share the uplift in value with the land owner (farmers mainly).
