Dear members,

some plot rates at sec 57 are as low as 35k per sq yards

What are your views about this ?

Yes, This may be bcoz of the town planners negligence. & May b bcoz of the village area nearby and the enhancement reasons.

What you guys are doing abt the enhancement thing ? Any update for the same, do share please.

hi all,

I recently checked with my broker. He mentioned that it is around 60K per sq. yard. However, he mentioned that there are rumours that there would be 2 more enhancement coming. already the cost has increased 200% from 9 lacs to 24 lacs. Not sure how much more enhancement would be asked by HUDA. Has there some group gone for HC case against HUDA for enhancement?

recently some one sold his plot @56k per sq yards...i am not sure whats the right price in current scenario
i discussed with couple of brokers, they say rate varies from 50k to 64k depending on location

I also checked with the brokers and rate is around 57k-64k.
I got the info regarding enhancement total amount to villagers will be paid around 16k per sq yard. Initially Huda paid to villagers when buyed this land and secondally paid to villagers through st enhancement it was around Rs 5612per sq yard. Remaining amount (16K-Huda intial amt-1st enhancement) will come in 2 enhancement.
 
Is anyone have also got same news on enhancement?

Hi,  can anyone just explain that What is the meaning of this enhancement and the reason for this.

Is this thing happened in every huda sector in gurgaon ?

I mean, what's d reason that owners need to pay such huge amounts to huda after some years every time. Is this sector disputed land or something ? For how many more years it needs to be paid ?

What about the residents who have constructed their homes & living there. For a salaried men living there, and receiving demand of such huge amt as enhancement.. .

I inquired in the HUDA sec 56 Office. They said that the allotment letters will be issued after the state elections as the File is pending at the CM office.

I have taken an opinion that we can put pressure on HUDA for developing sector 57 and can also get compensation plus interest from HUDA if a group of some plot holders file case against HUDA. If anybody is interested please inform.

Development work includes park, proper roads, street lights, sewer system, water lines, security, community hall, drainage system, school, hospital, police station etc.. As per the point no. 7 Huda has to provide all these things before offering possession to plot holders. We can file a criminal suit for cheating as well as claim compensation plus interest

Huda has already given possession to me and also executed conveyance deed in my favour now they are asking for enhancement without any development work.

I have sent the attached letter to Huda. Please read it and you can also ask the same information from Huda. I think that our case is very strong and unitedly we can win and claim interest & compensation.

We can file a suit for cheating and fraud for not developing the sector and also go to the national consumer redressal forum for claiming interest and compensation. I think that this process is fast.

Or just sell of our plots & get rid of the burdun.

People are getting crazy, by investing money.  govt guys, town planners get their fees & dues. Without having any idea, what's going actually on the location.

Very un progressive, illogically structured sector made by huda planning team.
People not ready to come & construct their plots.. Basic things still missing somewhere.

I investigated a lot,there is not a single case where the enhancement has not been upheld except

A) For wrong calculations

The committees have been formed various times but so far none of such attempts have stopped enhancement.

To my assessment and investigation,only two things may go in our favour

A) Demand interest on instalments paid till actual possession is given

B) HUDA Not to charge interest till possession is offered and  delivered.

C)There does not seems  to be any chance of escaping enhancement especially after the new compensation laws have been formed.

D) Lastly HUDA has not clarified the enhancement demanded is for which Court's judgement,i.e.if it is for lower court's order,the farmers will and get compensation from Higher courts till Supreme Court and HUDA will keep on demanding enhancement.

However I am open and pray like hell I am proven wrong.

I am not saying that we can escape the enhancements as it is clearly written in the allotment letter. I am just saying that as per the terms of the very same allotment letter Huda promised us for giving possession after completing the development work,which is totally missing. We can claim the interest plus compensation for the same and demand that till full development the enhancement should be deferred and no interest should be charged on it as Huda is guilty of not developing the site as promised and as per the Huda Act & rules. Thus we can have better facilities and Price.

  SUBJECT -  Suggestions invited on HUDA sector-57 plot re-allotment problems

Dear Sir

Kindly recall my call to you last month on disputed plots reallotment in February draw. I would like to share my problem and views on the matter as follows --

I bought a plot in resale no 23xx after due permission from HUDA in 2008 and was given paper possession in 2011 clearly stating that the plot was FREE OF ALL ENCUMBERANCES and I could with 15 days notice, commence construction.

Thereafter the plot somehow fell in the disputed category and now an alternative plot has been allotted which is in a totally barren area without even roads etc,let alone any other infrastructure.

Now,the following issues need to be resolved/highlighted/contested --

1) If the plot was disputed --I understand a dispute was going on since early 2002 --how was it permitted to be transferred.?

2) How was paper possession given ? How was it declared to be without any encumberances?

3) How come a disputed property was being developed by HUDA?

4) The alternative plots allotted fall in an area which may be technically a part of sector 57 but is located almost 4 km from main Sector 57 location and is  without any road/market/school or any supporting infrastructure to speak of and is unlikely to have any of these basic amenities as there is no land available there nor is any provision shown in the site plan. Surely, if HUDA had advertised sector 57 plots without schools/market etc not many would have gone for them. How can HUDA give plots in an area where even basics are not available. It appears to be an attempt to dispose off the pending disputes without giving a fair/equivalent allotment even though all HUDA Press releases mentioned that disputed plot holders will be given alternate plots in already developed areas to enable them start construction immediately.

This is a classic case of betrayal/apathy/causing huge financial loss to the plot holders as construction costs are escalating and God knows when the required development will be reached to start construction.

Thus is a very serious matter and help of crusaders like you and like minded and affected parties is earnestly sought to reverse this gross injustice and seek compensation for all our financial losses and get new allotments in equivalent locations to the original bought/alloted plots.HUDA should not be let Scot free and they just cannot wash away their obligations just by alloting another plot number --accountability has gone for a toss and some shaking up is overdue. A joint effort may help in retrieving the situation and compensating our losses.

To me Huda issued the possession certificate dated 15/07/2010 stating that they have given the physical possession to me. So this is a physical possession certificate. This is a case of. Fraud & cheating. My plot was also under dispute but I put pressure and got my conveyance deed registered in my name. Although this is a time consuming process but i got my plot in 15. Months time

Where is your alternate plot alloted. In my case, it is bang next to village with no boundary --opposite nirvana country --but without any approach road --2 km from Rajeev chowk.

There is no costing mentioned on the letter. I have already paid the entire cost and not paid the enhancement.

There is no costing mentioned, because some of the reallotted plots are in a totally undeveloped barren piece of land --it will take years before it is habitable.

So to ask for enhancement at this time will be very cruel indeed -perhaps they have deferred it to a later date when some semblence of development takes place.
