We need to pre-discuss the following points before the meeting takes place.
Feel free to add more:

1. This SGBM should be only for water issues. This is per the bye-laws that one can not take up any other issue than in the requisition.
2. Demand for payment to Builder (7 lakh Rs) is absolutely outrageous.
3. How to prevent the tone of the discussion to shift to rowHouse Vs flats.

Note: There is an article in recent sakal about exact number of water distributed by municipalty. Mr Jadhav is mentioned in that article. We need to get from
         the management comittee the various numbers.

 Yes, I agree with you Atul. Most concern topic for our society is water issue only. Could you please give me more details on points you have mentioned above? What about 7 Lakh to builder? I am not aware of anything on this front.

yes, this is the whole point of such a group. Many people are not even aware of various facets of issues and something JUST get sanctioned in GBM !

about 7 lakh - what committee members and specially Mr Rajest Patil is stressing is that if we pay 7 Lakh rupee of Builder's pending
bill amount to municipalty then we will get another water pipeline with bigger dia etc.
the builder himself is disputing that bill amount as it is charged at commercial rate which is incorrect, per him.
We also have a consumer case pending in Delhi consumer court and such an action can go against this case.

But the committee seems to be adamant about this 7 lakh Rs payment, which is dubious in first place.

Thanks Atul for sharing the details. I think we have to propose to set up small (4-5 members) committee to discuss different options to solve this water problem. Ideally not from existing society committee. They have to check different options to solve this water problem and present it in front of GBM again may be in 1 months time period. Possible solution could be –

 

1.     Taking new water connection from corporation. (not sure if we have to pay those 7 lakhs rs for this)

2.     Making tanks on each of the building. (not sure how feasible is this?)

3.     Rain Harvesting. I think this is must going forward considering monsoon situation this year.

 

This committee should check out all possible options with tentative estimates and should present it in GBM. Best option can be finalized with GBM’s approval.

                 [atulk]  management committee is saying unless we settle the 7 lakh Rs bill, corporation is not ready to do this, which is strange.

                [atulk] this is a good  suggestion and we have been thinking about it for A2. The way this can be rationalized is, it will
                   reduce the burdon on other buildings.

[atulk] All n all we need to get the correct numbers from committee as of today. How much water we get today, how much we need. etc.
          I have an article that appeared in recent Sakal where Mr Jadhav of our society has commented. I will get that at the time of meeting.

Hi Friends,

Refer your earlier mail "How to prevent the tone of the discussion to
shift to rowHouse Vs flats".

Suggestion:

* Fix water meter to all & Charge to everyone according to usage.
* Remove water charge portion from monthly maintenance charge.
* Make all 8 original bore operative. Drill for further 100 ft each.
If we go deeper, the pressure would be more.

I am attracting ur attention to following points
 
1)first and formost thing isto have common strategy before going to GB meeting

2)then U have to support whenever person is talking  on common strategy.
.dont cross him
3)comming to GB Meeting is most important stategy
 
4)U have to express ur opinions through mail.
 
5)whenever u have noticed any illegal things done by the soccietyplease bring it to the notice to other members and try to collect evidences
6)there is lot of curruption in giving work to the contracters e.g. we have spent nearly10 lacks of money for seepage and leakages unfortunately all tthe leakges and seepages remained as it is u r requested to take the photographs and give it to us
 
We wish to arrnge lobbying meeting please come to that
whenever u have any compaint regarding the society work please give a complaint to society aswellas to us so thatn we cqan take up to the logical end
there is need to form vigilant(jagarook manch)so that presure group is established

Agree to most of these points, especially about attendance.
Also no point making generalized statements like point 6. It is a thankless job from my experience and it is easy just to point fingers. We sure need to get the positive mode, and being alert and active will build enough pressure.

an update: I have given a notice to the society jointly signed by Sanjay Ashrit and myself, stating the fact the the notice put up for this GBM is not correct as per bye-law 99. Only those topics mentioned in the request should be taken up and no other topic is to be taken.

Also would like to mention another incident that happened Tue night - one of the committee member physically man-handled the security person (s), most likely under influence.

we must stress on the ditribution management  at no case we should agree on paying illegally to corporation and insist on court updates

Update:

I submitted a letter stating that this special GBM can not take up topics that are not mentioned in the requisition. Body send a reply to Sanjay which states that:

1. there are some fake and duplicate signatures (details not given)
2. so the meeting on 22nd will be possibly treated as 'called by management' and not by requisition.

These and such are the games these folks play and have energy to.
