The heir presumptive is the present holder's eldest daughter Margaret Elizabeth Grizel Sandilands, Mistress of Torphichen (b. 1979).

Is she really the heir presumptive?

No, the heir to the lordship is Robert Powell Sandilands, Master of Torphichen,  first cousin twice removed of the current Lord. Whether or not he will inherit Calder House the ancestral seat of the Lords Torphichen is another matter. This peerage does not go through the female line.

Thank you. This peerage was created with unusual remainder 'to his heirs and assignees whatsoever'. I was a little bit confused.

The title was also called Saint John of Torphichen, so effectively created 24 jan 1563 by a regnant to himself and his heirs and assignees of the lands (territorial) baronies, estates and offices previously attaching of the office of Prior of the Knights of St John of Jerusalem in Scotland, he having held that post from 1546, just as Scotland was being transferred by the reformation, of which he was a supporter. Note the Priors of the Knights of St John had previously been entitled to a seat in parliament among both the prelates and the Baronies of Torphichen, the greater Barons.

Burkes Peerage clearly shows that the next heir is the next male Sandilands.
