Society dues- Flat no 401

Secretary/Treasurer,

An amount of Rs.36,306 /- was transferred to TJSB Bank yesterday ( 15th July) towards settlement of society dues for July-Sept quarter, Property tax and other misc dues via NEFT thru IDBI Bank for Flat no 401. Kindly confirm receipt of the same.

Many co-operative societies take the mid-point as the cut-off date for payment of quarterly society dues .For eg. The cut-off date for Apr-June quarter is considered on 15th May , July-Sept qtr on 15th Aug and so forth. And also the Property tax is billed on a quarterly basis thereby recovering the same in 4 equal instalments instead of lump sum payment.

Hope the same is considered and implemented in our society as well for the benefit of all members.

Hello Mr.Isaac,

Thanks for re-sending the resolutions pertaining to payments passed in the earlier AGM. It may be noted that suggestions given are generally implemented by majority of co-operative societies elsewhere.

Any resolution passed can always be re-considered by majority stake-holders at an appropriate forum. Resolutions passed should be mutually beneficial for the society and members.

It is resolved by Runwal Pearl Coral Co-op Hsg Scty Ltd
in the Special General  Body Meeting held
on 28th December 2014 , in the Basement( B1)  of the said Society :

A member shall be required to pay simple interest at such
rate as is fixed by the General Body of the Society at its meeting, subject to
a Maximum of 15 % per Annum on the Charges of the Society from the date the
amount was delayed till its payment not paid by the member within the period as
prescribed under the Bye Law No 70 .

Charges as the Non –Occupancy Charges in case they are subletting to a Tenant. .
This service charge does not include charges levied by Thane Municipal

In regards to your property Tax , we have still not done the individual notices on residents currently we pay it through the society & it is very difficult to for the MC to follow up with the  residents for paying the property tax in quarters, hence we collect it one time & deposit it on the residenst behalf one time. 

 I hope the matter stands clarified

 I am in complete Agreement with what you say ,, 

 But the earlier resolution was passed by a majority , hence if we need to change we will require a majority of the residents  asking for a change, then we can discuss the same in the next AGM . else it will not get changed. Please note that we are following the Maharashtra CHS bye laws, as this has been adopted in the last AGM .
