Dear Residents,

We have received mail from Runwal for taking over the common facilities like fire system,
STP & Generator system from 01st July, 2015.  Against that I have sent them a mail informing
regarding flaws & shortcomings in the system and informed them to rectify the same before taking
handover from them.

Mr. Prakash Sadadekar from Runwal Group has replied to my mail, the reply received is enclosed 
as attachment.  In his mail while commenting about the fire system he has stated that TMC Fire Officershave conducted surprise visit on 15th March, 2015 and while writing their comments on fire system of B Tower they have found certain accessories missing and also objected on the material kept in the lobbiesi.e. Bicycles, shoe racks, dustbins etc. and advised to remove the same.
The same observation were also brought to the notice of the managing committee by Insurance Agent.

In the Rules and Regulation of the society circulated to all the members it is clearly mentioned that residents should not keep the objects mentioned above in the lobbies. Please note that these are from regulatory authorities and we have to adhere. 

We therefore once again request all the members/tenants to co-operate with us, by keeping the lobby clean without  Bicycles, Shoe Racks & other obstruction-able objects.

With the reference to trailing mail, Pls. find our comments below:

 

DG Set :- There is only one DG set (250KVA) which is been connected to all the towers. The reason for the DG not been functional yesterday only as GCU Governor supply was loose and it was rectified immediately. Report is been attached for your reference. During Power failure DG starts automatically, only the change over that is been given for respective towers is to switched ‘ON’ by the security on shift. All the security guards are been trained about the same. DG is under warranty till 11th July 2015  and the later can be covered under AMC by the societies.

 

 

Fire Pump Room   :  Demo to all the towers is been already given by the respective agencies and the points that are noted during the demo are been addressed. As far as fire drill is been concerned that can be arranged post monsoon as conducting it during this time may cause injuries to the residents due to slippery surface. Surprise visit by the TMC fire officer was conducted in the month of March (15th March 2015) and no such major points were pointed out. Points that were noted during the visit was that of the missing accessories to be installed(out of which we have received material for C, D1 and D2. Tower B material is expected soon), lobbies to be kept free (shoe racks were noticed during the visit), more important, key to the pump room was not provided even after following up with Sudarshan at that time. Pls. note that the main fire pump room panel is inside the Tower B pump room and the key for the same is with your technical team.

 

STP : Sample water testing is been done on regular bases by the vendor which(Report) is been submitted along with the bill for processing. Recent report of the same is been attached for your reference. The test report shows that the water is been maintained as per norms / standard and can be used. However the water is going to be used for flushing purpose hence we don’t see any harm in start utilizing the same. Test report for the month of May is been attached for your reference.

 

All the above systems are in working condition, I think we have clarified all your doubts and still if you find any discrepancies, you all the societies can write to us and we are always with you. Again we would request you to take hand over of the same with effect from 01st July 2015 as these amenities belongs to you and you can continue the same vendor.

In addition to what  have mentioned by Mr Sanjeeva , would like to inform you that, we had 2 Voltage stabilizer connected to the lift ,   you have taken our 1 Voltage stabilizer which was connected to the  Coral tower lift ,   you are asked to return the stabilizer to the building. as today when the Schindler operations manager came to site he was shocked to see 1 stabilizer missing, he has mentioned that the lift requires 2 stabilizer. 

 

DG Set : We would like to know if the DG set is currently under AMC or not , today when the power had gone Coral Building DG was not working as there was no diesel in it , how has this happened , Besides why is there is no automatic change over in DG set , when the MSEB power goes why a manual intervention is required. 

 

Note to all other Tower Committee members of D & C ,  Please check your DG set , whether there is AMC and is there automatic change over . 

 

Fire Pump Room   :  In addition before we take over the fire pump room we want to have fire drill in the presence of the TMC fire brigade department & let them certify that the installed fire system is ok as per TMC fire department norms. you will want us to take over defective system & in case of any fire you will want the management committee to be put behind bars . 

 

All other tower please dont take over unless we get a ok from Thane fire depatment that the fire protection system is as per TMC Norms. if the fire system did not work during fire the management committee will be arrested for the same . so please be careful . 

 

STP : we would like to know if the water is tested by any certifying authority for the norms / standard , Please produce to all towers the certificate that the water is tested & found as per norms by TMC or any govt recognized certifying authorities. without which how can we know if the same is correct as cannot just take your statements for granted. 

 

All towers let us get the certificate from RUNWAL on the STP water. 

 

please let us know if all the above is completed , till such time we will not be able to take over as per your letter on 1st July .

Dear Residents,

 

Agree with Ivan.. in view of recent fire at Powai and TMC Fire officials inspection we need to remove bycycles and shoe racks from the corridors.

We shall also discuss the same during the AGM.
