Dear Vikrant,

 

As usual this is becoming a never ending story.

All the points pertaining to you never seem to have a timeline.

This has been pending for long and the entire residents are in danger as we do not have the Fire NOC approval and also no demo done even after 5 months of unilateral handover.

Hope you shall close all other pending issues with a timeline.

·         Seepages & leakages in flats

o   Painting of external wall still not completed and rains shall come in June’15

·         Visitor  Car Parking  not yet settled

·         Members parking in construction area yet not settled

·         Audited accounts  of shares + pass book not handed over

·         Audited maintenance accounts not handed over

·         3rd lift issue still not closed

·         Carpet area issue still not closed

·         Maintenance cost of unsold flats yet not closed

·         Swimming pool – membership + delayed penalty – no visibility

·         Breakage of wall next to Coral tower by Runwal Estate.

·         Society charges charged extra from members not settled.

 

Kindly note that we shall have our AGM in June’15 and in case points are not closed by then then the residents may go for a legal course of action.

The Mgmt. Committee has given ample notice and continuous reminders to you to close all the above points but to no avail.

We would like you to inform Ajinkya to conduct the test on the fire protection system as last time when we tried there were technical snags. 

 

We will prefer next sunday around 11 am so that we can inform all our residents .

Dear Vikrant,

 Our Chairman - Mr Sanjeeva Singh & Myself have brought to your notice so many issue facing the Building, When do you intend to get our issues sorted. 

1) The wall has to be reconstructed as this is a major security risk to the whole complex, where we are leaving behind Children , Ladies & elderly parents staying back. Any untoward  incident that happens in the Complex, Runwal Constructions will be responsible. 

2) The swimming pool water is not getting cleaned & filtered daily, if the residents are going to have any health issues on account of this Runwal Constructions will be responsible . 

3) We have been asking you to submit the audited statement of account from the time that the 1st Constituted AGM has been conducted. You have not given , Please note that under the provisions of the Society Bye - laws you have to submit all the supporting vouchers, which you have done. You can submit the Photocopy of the expense voucehrs, we are willing to bear the Photocopy expense, but you have to give us the same to reconcile the accounts. Our Finance Committee have studied your expense statements & have observations that without proper supporting vouchers it is not possible to reconcile the statements. Please note that Residents who are currently staying or who have brought the flats have a bitter experience with Runwal & let is come in the way of your Future Business. Runwal Constructions will be responsible .  

4) MGL Gas Connection form for signature has been sent to your office 3 weeks back we still have not got the same signed by your office, Please note that the gas Connection is the requirement of our ladies in the kitchen & you have mightily upset them , Runwal Constructions will be responsible .

5) You have still to allocate parking to the residents whose car parking is behind the barricade. if they park their cars anywhere in the Complex, Runwal Constructions will be responsible . 



In Summary all that is happening in the Complex Runwal Constructions is Responsible .

Over and above no resolution on 3 rd lift issue, carpet area, club house membership fees, club house delayed penalty, car parking sale, visitors car parking, society charges, maintenance charges of unsold flats.
Pls resolve at the earliest or fix a meeting with Mr Sandeep Runwal to resolve.
