Dear Sir,

 

Pls refer to our earlier letter and email submitted dated 4th Nov’14( attached and trailing mail).

As discussed with the residents please note that as per item no. 5- adoption of statement of Income and expenditure cannot be taken up as you have failed to submit the audited accounts and we can only consider adoption the accounts after they are validated by the chartered accountant appointed by the Management Committee.

Also as per point no. 6 after authorisation, the provisional management committee shall expedite the conveyance formalities after calling for all necessary details with respect to amenities, open spaces, car parks etc. which shall be conveyed to our society.

As per item no. 9 you are requested to clarify the roles and responsibilities of Provisional Management Committee. To segregate maintenance, security, water and electric charges proportionately between the buildings/societies. (i.e common maintenance for entire complex, common amenities of entire complex will be paid by Apex society and reimbursed by each of the independent society proportionately)

As we have not obtained any clarification on the points submitted to you earlier( 4th Nov email  & letter)so as per item no 11 we wish to include following matters in the agenda:

·         Demarcation of car parking to the residents of Coral tower so that there is no future controversy with residents of other towers in the complex. (list of car parks and allotees to be confirmed in the meeting to avoid any future claims by the members)

·         Provision of 3rd lift in the tower as per the original plan (steps taken by developer, for carrying out changes, from the purchasers)

·         Property tax payment receipts in view of  an outstanding of Rs .9,08,045/-  as per TMC records. Pls submit assessment papers as approved by assessment department of TMC.

·         Indemnify notification from M/s Runwal regarding any other statutory payments.

·         Interest on delayed possession of the Club house and swimming pool.

·         Inappropriate planning for water supply for the Coral building resulting in water shortage and extra expenses for water tank. Way forward for additional connection from TMC.    

·         Rectification of seepages in the flats informed to Customer care and yourself during the rainy season in July/Aug/Sept’14 and failure to take action by M/s Runwal till date. Also the water proofing and anti termite treatment guarantee ( 10 years).

·         Undertaking by the Builder regarding Defect Liability & Limitation of Liabilities of the Society for all transactions prior to the Handover Date.

·         Demarcation of land area conveyed to our society and that of other buildings so that there is no conflict with members of other society in the same premises.

·         Completion of Fire Fighting system based on deficiencies found in the last mock drill and as per the CFO’s NOC from TMC.

·         Provision of sufficient equipment in the club house in view of 400 families staying in the complex and the modalities of its operations.

·        Provision of   Society office.

·         TMC approved as built completion plan, Plumbing, Drainage and fire plan of building to society.

·         External painting to repaired patches of building and basement area.

·         Guarantees /warranties for DG sets, Pumping system, solar panels, rain water harvesting, swimming pool system, gymnasium and other equipment provided to the society.

·         Duration wise details of Maintenance amount received flat wise from each member including flats under builder custody. Cut-off date for maintenance of society to be decided along with AMCs extension.

 

As till date we have no clarification from M/s Runwal regarding the TMC property tax and other statutory payments so regarding the adoption point no 5 of the agenda the accounts cannot be adopted in the 1st General meeting tomorrow called by you but in the subsequent AGM  to be held on 20th /27th  Dec’14. Hopefully in the interim duration we shall be able to formally elect the provisional management committee.

 

Kindly find the tentative list of handover documents and various approvals, civil, electrical and mechanical drawings, AMC’s which needs to be submitted to the society. Pls submit the list of documents to be handed over in advance so that the Provisional Management Committee can go through the same for sufficiency check.

Thanks it is important that for smooth handover all issues raised by the residents are resolved and TMC property tax paid for 14-15 as all the residents of Runwal Coral have paid and have got  receipt from your office. Outstanding of approx. Rs 9 lakhs is a major concern for the residents.
These are statutory requirements and hope you understand the implications of the same and not put residents at a false position.

We are surprised to note from the TMC website / records that the total property tax of Runwal Pearl Coral B is Rs 8,09,340.00 for 2014-15 and you have only paid an amount of Rs 9,01,295/= and there is an outstanding of Rs .9,08,045/- .

You are requested to pay the arrears before the 1st General Meeting called by you on 15th Nov’14.

Further we would like to know that whatever be the utility bills and govt statutory charges that are due and payable shall be cleared by you before the scheduled meeting so as to give us the confidence in attending such meeting for taking over the society.

Failing the above we shall be constrained to take over the society management.

Also yesterday there was a mild fire which was dozed off in Flat 1003, so request you to kindly set right the fire system at the earliest.

Pls also look into the points raised earlier in our letter and email dtd. 4th Nov’14.

We do not know whether you are appraised of the situation at Runwal Pearl.

We were told by the Sales, FM/Runwal Constructions Engg. site  team based on issues raised by the Residents association that the fire fighting system is working.

We had sent an email to you and Vikas dated 4th Nov’14 ( trailing mail) after receiving the information for the 1st General meeting of Runwal Pearl Coral Coop. Housing Society that so far the residents have not had any fire & safety mock drill.

The Facility Mgmt(FM) team put up a notice dtd. 6th Nov’14 inviting residents to come for the demo at 10.30 am today.

Kindly note the following discrepancy found:

·         The fire alarm system was not working- sound was not heard on the floors of the fire alarm and the sound system was very feasible

·         When we went down to the pumping system we found that

o   There is no AMC for the fire pumping system

o   The panels had no indicator- which switch for which pump operation

o   Primer pump indicator level not working

o   The standby pump was rectified last week- not working prior to that.

o   No Checklist of maintenance on a day to day basis- no record found on asking for the same.

o   No maintenance on a periodic basis

o   In case of power failure there was no standy connection with the DG source which is a mandatory requirement.

·         Even the water we are using for drinking was not safe as the cover was open and any thing could go inside making the water not fit for use.

Even the agency that has installed the system ( Mr P U Mokashi, M/s  Ajinkya  ) also said that we have not tested fully and handed over the system.  

We the residents have been lucky as so far no untoward fire incident has happened.

From the above it is clear that the lives of the residents is in danger in case of any fire eventuality and we do not know on which grounds Fire NOC was given for OC.

Request you to look into the matter and take corrective actions ASAP.

In case any fire eventuality happens the responsibility shall be of M/s Runwal Management.

While we are planning for handover but no action taken for rectification of seepages and leakages of flats under DLP and painting of rectified cracks in building, provision of 3rd lift as per plan approved by TMC vide V.PNo.2004/130/TMC/TDD/TPS/610 dtd.24/12/2008 and provision of Visitors parking & signage for Coral B tower.

We request you to pls depute a senior personnel to look into the issues and close prior to handover with a timeline.

Dear Vikas,

 

As we are close to handing over so just wanted to bring to your notice deficiencies in the building.

At each of the refuge area your engg team has broken the ledges and not painted and a patchy work has been done.

Hope all of that shall be corrected prior to handover.

No rectification work in building repair and flat seepage and leakages have started although rains are over. The Customer care and facility and Engg team have been saying that they shall do after rains but no respite.

In living with the brand image of M/s Runwal hope Sandeep sir and you shall make efforts in this regard to handover the building as per the satisfaction of the residents.

Also wanted to highlight one incident which happened two days back when a worker has hit a resident’s son with an iron rod.

This is not at all acceptable. Pls ask your FM, Engg team to expel the worker.

As you aware that the new DCR rules are applicable at Thane.

In view of that 10% of the total car parks have to be designated for Visitor’s car parking for each tower.

Kindly inform your Facility Management and Sales team to earmark 8 car parks( 10% of min 80 car parks of Coral tower) and also put the Visitors car parking sign there.

Hope the same is done prior to the General Meeting scheduled for 15th Nov’14.

Regarding the General Meeting we have already delivered the signed copy of the letter on behalf of the residents at your office( scanned copy enclosed).

Please also send us the letter submitted to DY.REGISTRAR alongwith documents for society registration (acknowledgement) for our reference.

We would also like to bring to your notice the pathetic condition of the reception entrance where the paint is peeling off and the stains in the marbles in front of lift which needs to be replaced as they are killing your Runwal brand.

As now you are planning to handover to Society we hope you shall rectify the above before handing over including all amicably resolving all issues raised by the residents as mentioned in the email as well as letter dtd 4th Nov’14.

Happy Dussehra!

 

Had a chance of visiting the Gymnasium at the club house that has started functioning since yesterday.

Kindly note that we shall have over 400 families residing in the five towers and I do not see the club can designed sufficiently to handle the strength.

Being a sport enthusiast would like to bring the following to your notice:

·         Gymnasium is too small and more than 20 residents cannot do exercise at one go( pic of gymnasium attached).

o   Only two tread mill, one cycle, one paddle   are provided

o   There is no music system and the TV is not functioning.

o   There should be some mats provision for exercises.

o   No drinking water facility.

o   Space/cabinet for keeping the belongings as people have to carry their own shoes otherwise the carpet shall become dirty.

o   There should be a lady gym attendant for the lady residents.

o   There should be a sauna facility also currently only steam bath facility is there.

The club is delayed by over two years now and we hope that the facilities being offered shall be of a premium brand. More so when the two towers and the club house erection started at the same time 18 months back. Whereas you have casted 14 floor slab of tower 4 and 6 th floor slab of Tower 5 but G+1 of club house is till to see the light of the day.( 5th tower pic attached)

Kindly also note that the entrance of the Runwal gate is in a pathetic condition – road damaged, pot holes are there and opening not covered, no flower plantation.( entrance road pic attached)

RUNWAL as a brand is getting a bad name as customers who come in and all the residents relatives and friends get a pathetic view as they enter RUNWAL compound.

Also the leakages in the flats have not been attended inspite Mr Arroraa sending a mail to that effect.

The leakage in the car parking has been arrested but it does not seem a permanent solution. Pls get your engineers to check.( car parking seepage pic)

The Adhoc Committee of Tower B has prepared a wholistic points as the society formation is due.

Request you to kindly convene a meeting at the earliest preferably on a Sunday 12th Oct’14 at the Runwal marketing office at site and go for an inspection along with Adhoc Committee members.

That way we can discuss all the points along with your Mktg and Engg team.

Request to kindly convene a meeting with the ad hoc committee and resolve issues at the earliest.

It is indeed sad that no one from M/s Runwal is looking into customer issues.

The Engg. team should atleast come and inspect the building that they have given over.

The car park is leaking from many places. Some of the pics has been attached( due to size limitation).

We have not paid for leaking car parks. There should be a defect liability period.

My car park was changed at the whims and fancy of the management and the current car park allotted is leaking from the roof top.

Pls take immediate action to resolve the matter.

Agree with Shantanu that such mailers are useless if we do not solve Customer issues.

Hi,
We have been raising a lot of issues till date with Runwal management relating to pending society formation, water availability issues which somehow affect runwal pearl project only, new water connections still not applied, leakage issues which were supposed to be fixed last year which have magically resurfaced this year again. The list is much longer and it is we, the actual residents, who have to put up with these problems day to day.

With all these problems open and not a single word of communication coming from Runwal management regarding their resolution, I have to ask how does help sending such customer engagement emails? To me, it looks really naive attepmt to expect customers will feel good and engaged with such emails. Frankly, it has an exact reverse action for me as a customer telling me that no one wants to resolve my problems but still expect me to reciprocate goodwill.

On this ospicious period of Ganesh festival, I would urge Runwal management to take care of customer satisfaction using the right method of resolving open problems rather than trying to score browney points with such emails.
