Dear Mr Sanjeev Singh 

Thanks for your prompt reply ,very nice  to hear that you are collecting the property tax for 2015-16.But why society  is collecting the P Tax which is suppossed to pay in march 2016 (Year Ending). Lastly I paid Maintenace Charge and Sinking fund on 13.07.2015 (as scheduled) and ask for reciept for the amount paid for Rs 16623/-.

In reply, i got email from Ivaan to check the reciept on ADDA after going through ADDA, i see the dues of 11771/- when reviewed, i noticed an amount is reflecting  for Property Tax . I was shocked why you raise the amount for Property Tax in the month of  July 2015. But again i surprised without notification you are charging the delay payment for which we should not pay. If we really delay the payment for the Maintenance and Sinking fund (As schedule) ,Society is liable to accept the interest on delay payment.Why ADDA is showing the Interest for the Property Tax which was delayed by 2 days and for which i was continiously chasing this question with Mr Ivaan. 

This is not acceptable for us to pay the Interest for which we are not liable and  notice in advance to be forward to all the society members if any such activity is being carried out within society. We are ready to pay the dues in advance but society should inform us about this activity in order to avoid delay in payment. 

In future ,please advise the mode of communication is being done by society,because we are not recieving any email from pearl resident for any activity on our registered email.We should be aware of the ongoing activity eventhough we are located outside of pearl premises.

Property tax is always paid for a year. We have received the property tax payment bill for the year  2015-16 and hence asking residents to pay.

Point #03 is property Tax and to be paid for TMC .Please confirm  Rs 11771/- property Tax is paid for how many months. is it for 3 months ,6 months or 12 months you are asking for ?? . Property Tax is for which month we paid for ??.

Hi Sunil,

We would like to clarify the following ,

1) There is a Maintenance charge which is calculated -  Rs 3.50 x 1345 = Rs 4708 /month x 3 months = Rs 14123 , 

 2)  Sinking fund is collected for doing the major reapirs of the building , this is Rs 10,000 per year for the next 5 years per flat , we collect this every quarter . 

3) Property Tax is for TMC which we are collecting from residents & will submit to TMC , This Rs 11771 for 3BHK 

All the payments schedule was passed in the last AGM , 

in case you have any further doubts please feel free to ask .

It was never clarified earlier . It was mention in Ivaaan email for maintenance Charges and Sinking Fund to be collected every Three Months.

Prpperty Tax to be paid  at the end of each financial year. Who prepared this payment schedule .lease provide me the email so that i can clarify myself.

Sunil,

In reference to your email please find notification from TMC on the property tax . & clarification on the timing of the payment. 

When does the property tax become due? 

 As per rule 30 of chapter VIII of The Mumbai Provincial Municipal Corporation Act 1949 every tax of property tax become due in advance every six months each year. Property tax becomes due each year of first of April 


Concession in property tax: 

  if the holder of the property pays the property tax of the  with in the period prescribed by the municipal corporation is granted concession,  such concession for the financial year  will be prescribed below. 

Period Rate of concession 

1 st April To 31st May 5% 
1 st June To 30th June 4% 
1 st July To 31st July 3% 
1 st August To 31st August 2%

Please note the society get notification of the Bill & if we pay in time society will benefit with the concession, currently the property tax is coming to the society for all the flats, in the next AGM we will get the property tax to be done individual so that residents can directly pay to TMC. 

If we pay early all are benefited & the same will given to the resident. 

Now as for interest it will be not charged on property tax & this will get reversed as the system currently is taking the interest on all the expense heads. we get ADDA to correct the same. 

And more over we have changed our internal communication to coral residen...@googlegroups.com as the email address , in case your name is missed we will get it added. 

we have still residents who have not still visited the ADDA site . 

In addition i would like to inform  Sunil, & all the residents  that the Management committee members are also having their own official jobs & the work we are doing is purely out of interest ,we would not be able to respond to your emails ASAP , we will try to respond on sunday or holiday when we are free. 

We are planning to hire a facility manager who will be your touch point to solve residents issue , which will cost us Rs 25,000 per month. we request all residents to approve this expenditure so that we can hire the person .
