Plumbing work.

 Hi All,

Today Sri Chandru, the engineer of Pavani Group came ( as per my request to Sri Raghava Rao) and visited the basement and the problem was explained to him. He told that any amount of repair done now to the existing plumbing work will not hold for long and suggested that the entire plumbing work at the basement shall be made overhead, as existing in the neighboring apartment, Nizanth.  I asked him to give the detailed estimate and he told he will get his plumber tomorrow and will make the estimate.

This is the preliminary information.

Dear All,

Please note we are short of corpus .The corpus with us is mainly the amount of 50 k collected towards painting charges . Rest of the corpus is required for monthly expenses ,AMC’s and other emergency works . If there is any big expense apart from regular expenses ,  funds needs to be collected from owners .

We certainly can not use that 50K as that was collected for diff purpose. Let’s get the quote and then decide

Find the new quote from different Vendor. This seems quite reasonable to me. See attached.

I cannot make any specification or bill of quantities for this plumbing wok. Only a civil engineer with knowledge of the plumbing work for the buildings can make.

However I shall make a brief about Scope of work, based on the interactions I made with the two plumbing contractors. This can form a common basis for the plumbing contractors to quote accordingly. If necessary I can explain to them the extent of work again.

If agreed to  I shall make it and all the others also can go through it and make necessary changes to make it more comprehensive.  Copies of the same can be given to the three contractors to enable them to quote.

However with what ever interaction I made with the plumbing contractors I understand that the totasl cost of the work can go up to 80K to 100K. It is better to keep informed Sri Lingaraju also before we entrust the work, as around one third cost of the work is to be born by him.

 Kindly let me know.

I am attaching the 'Scope of work' as prepared by me. I request the others also to see and make any changes/modifications as they deemed fit.

I like to have some 8 or 10 hard copies of the same so that they can be given to the prospective bidders and ask them to quote accordingly.

I am not clear on point 4 .

. One rain water down pipe is not yet connected to the existing rain water harvesting system.  They should be connected to the extending harvesting system.

This work was recently done by the flat plumber .

Also need a clarification , do you need separate pipes for Kitchen and bathroom water outlets as this was communicated by Jitender to one of the vendors for the quote as suggested by you . This needs to be clear in the scope of work .

The rain water harvesting was earlier carried out during Sri Rajesh time. Afterwards nothing has been done At that time only half portion of the terrace was connected. This was because two rain water down pipes were mixed with the bath room water down pipes or kicthen out lets. The present proposal is to disconnect the kitchen connection and connect to the water harvesting system and connect the kitchen connection to the present proposed plumbing system. I am not aware of any work done by the flat plumber in this regard, nor did Jitender tell me.

Separate pipes will be far better but the cost escalates. by almost about 15 to 20 k. One of the contractors had suggested to have P-traps to eliminate   clubbing directly.

If still necessary we can ask them to quote for two separate pipes to be merged with 6inch trunk line. This option is to be further discussed.
