First of all we would like to apologize for the string of confusing emails / SMSes that were sent out while generation of invoices. We will try to avoid the same in the future. You will bw shortly getting your invoices for this quarter. This mail seeks to clarify some common queries we forsee coming from your side.
As you are aware we are already late in raising invoices for the second quarter of 2017-18 starting July 2017. The delay is mainly due to shortage of hands in managing the association. Hence I use this opportunity to call out for volunteers to contribute their time to the working on the association.
First let me start with some statistics of the maintenance collection for last quarter.
We have received payment of last month’s invoices from 84.5 % of the owners. For the owners who have not yet paid we will be applying monetary penalties. In the interim till defaulting owners pay up the deficit in collection will be funded from the corpus money collected. The money would be refunded to the corpus once we have received payment from the defaulting owners.
The last month's expenses were in the tune of Rs. 3.3 /sq.ft. In view of the same we are collecting maintenance at the rate of Rs 3.4 / sq.ft.
Last month we had collected lump sum maintenance instead of at per sq.ft. rate. We will be re calculating the same at Rs. 3.4 / sq.ft. For owners who got maintenance invoices in the last quarter at a rate higher than Rs. 3.4 /sq.ft. we will be reduced in their current quarter’s invoice value. For owners whose invoice was below the 3.4 /sq.ft. will see that their invoices have excess amount added
Last month we also collected corpus fund at a flat rate instead of at per sq.ft. rate. The excess corpus fund collected will be adjusted against future corpus payment. As you would have realized you have no invoices for corpus this month.
We also had several owners contributing towards the khata development charges. As you are aware Patel has financed 50% of our development charges. However we have not received development charges from all the owners. Hence we will not be able completely refund 50% of the development charges as this will require association to fund the deficit from its pocket. If we do a partial refund the calculation could become more complicated and difficult to understand. Hence we are holding back the money till we get payment from the owners.
The detailed calculation for each house is mentioned in the attached excel.
Also please note that we are aware of the fact that not all entries of payments already made have reflected on common floor. We would request owners who find their previous payments not reflecting in commonfloor to create a complaint in common floor under accounting category (ref: https://www.commonfloor.com/help-desk) The SLA for resolution is 1 working day. Hi Ganesh,The Association has already paid around 8.8L rupees toward development charges to Panchayat. 50% of this has been financed by Patel.Development charges are the pre-requisite for khata processing and has to be given to the panchayat in one shot. Those who have not contributed on the development charges infact own to the association 50% of their contribution This contribution has currently been financed by the members who have already paid the khata development charges. We will soon have to charge an interest on those who are yet to contribute their share of development charges as it is unfair to let the paying owner's bear the burden of those who have not paid.Once you have cleared your dues with the association you are free to go ahead do your khata processing either individually or via the association.Thank youRegardsK S Chanchal
Hi Ganesh,Yes that is true. If you pay up the dues to the association, then you will not have to pay any more development charges to panchayat.You will however still have to pay around Rs.600 as the mutation and Khata charges and also any pending property taxes which have not yet been paid to the panchayat.
