I am all for the formation of an association but not taking the handover till all issues are sorted out between the builder and the deemed association.
Once the handover occurs, the builder will definitely wash his hands off everything.  E Khata will not happen till the builder pays off the panchayat. So lets get cracking on the association and put legal pressure for the rest.



Why is there a multiple number of groups? Makes communication a pain.

Objective of the meeting: Discussion with the lawyer and objective was two-fold
 
1.      Kick start the process of association formation and seek advice from the lawyer (Advocate Anand)
2.      To officially appoint the lawyer
 
Unfortunately owing to low participation (guess we are more active in social media platforms), we couldn’t meet either of the objectives. We were 7 of us and hence decided we will start this thread and copy Mr. Anand in this thread.
 
MINUTES
 
·         It was agreed that we kick start this thread to understand from Mr. Anand on the process of forming the association
·         Mr. Anand to revert on both documents pertaining to the formation of the association and cost associated with it
 
As next steps and once Mr. Anand reverts with the relevant documents and quotation
 
·         SMONDO 2 residents meet this weekend or vote here (reply all) of whether they are okie with the quotation per resident
·         Kick start the association nomination process. Identify volunteers for the required posts (as recommended by the advocate)
·         Identify dates when we all can meet, complete documentation (if any), elect the volunteers and officially recognize the association. This is in consultation with the lawyer
·         Association officially appoints the lawyer
 
Highlighting the RISKS of not doing so:
 
·         Effective 1-April-16, the two year maintenance period will lapse
·         Patel will assume that we as residents are satisfied with the quality of living and that there is no pending work to be complete
·         Vendor management will be an issue (this includes Security, Maintenance of amenities etc.)
·         E-Khata will continue to be a cause for worry
 
Hope this covers all. Please add if I have missed anything (addressed to the 7 who were present in the meeting)

All the pending work has to be finished before the association. The basement car parking hasn't even been completed yet.
