My demand was for 84000/-, settled for 14400/-, taken no dues certificate (as on 10/12/2012, not 30/11/2012) on the revised demand letter itself) and before paying this amount, wrote on the receipt of the revised demand letter (dated 10/12/2012), "subject to facts", means it is no dues from their side, not necessary from mine. If some amount is payable to me from their side, I'll ask for it. In fact I have already written a mail + speed post for the refund of the excess amount paid by me.

So in nutshell, we should not pay and at least do not sign on any such letter even if we are paying anything.

Friends, we have to take a joint action. I feel Paramount is playing fowl here by offering lower rates to some customers. Don't know their selection criteria though. The builder is also not at all worried out its reputation, only court can teach them a lesson. I am contemplating of reaching out to the court irrespective of anybody joining or now.

As said earlier, I have given them a conditional receiving of their revised demand letter (dated 10/12/2012), by clearly writing "subject to facts", thus keeping open the negotiation issue from my side, from their side the matter is settled. In my opinion, this is the right way of dealing with this type of cunning Builder, first stop their "Interest Meter", then pursue them for refund of the excess amount paid to them. In order to do that one has to do a lot of homework to find errors in their demand letter dated 30/11/2012 and show it to them, they'll waive off a majority of them, for rest of amount the fight'll on.
