Venue: Head Office of Paramount Towers Private Limited / Paramount Group of Companies. Second Floor Conference Hall, H-123, Sector-63, Noida.

1. Mr. Mukesh Aggarwal, Managing Director of Paramount.
2. Mr. Ashwani Prakash, one of the Director of Paramount.
3. Mrs. Shikha Sharma, Head of Back Office Operations, Paramount Floraville.
4. Other members of Paramount Group of Companies.
5. Around 40+ allottees of Paramount Floraville project.
Discussed & concluded:

Dear Mr Mukesh Agarwal
In continuation of our last meeting with you at the Floraville site on 7th Sept 2014, in which we were assured by you that the Offer of Possession for the front 5 towers viz, I,J,K,L,M, would be started in 15 days time, we are constrained to mail this letter as we did not see it happening.
In the meantime certain flat buyers have received calls from your company for one-on-one discussions and have been asked to sign a Consent form. Also they have been intimated about certain financial demands to be raised in the Offer of Possession.
We would therefore like to meet your kind self along with your Sr. Management, Legal cell, Architect etc on the 11th Oct 2014 at 11.00 a.m, at your office to address our concerns and put our doubts to rest regarding the following issues:
We are mailing you our queries so that your office is well prepared with the supporting documents and satisfactory answers, well in advance as we do not wish to waste either your or our valuable time!.
Note: ** 360 Flat buyers are also included in bcc**
Common concerns raised by members of this forum are as follows: <Same is attached in the email.>
1. Date of Actual/ Physical Possession of the Flat.
2. Justification for Amount Charged for IGL installation. (Actual is 6k whereas demand from Paramount is 9k).
3. Justification of Water meter charges: 10000/- cheque in favour of Paramount and receipt for same to be provided to Individual flat owner? Is there any provision for Ganga Water supply?
4. Main Load of 5 KVA – for all flats irrespective of size? What will be the rate of Back up charges per unit?
5. Justification of Rs 54/- p.s.f as WDC.
6. Justification of Amount Charged against Maintenance (INR 2.25 + ST) whereas another society at par level is charging only (1.50 + ST).Need to see the Maintenance plan, as mentioned in their lease deed with NOIDA. How has Paramount arrived at this figure?
· Provide details on what is included in Maintenance
· Which of the facilities as mentioned in the brochure will be available with exact dates?.
Why 2 yrs advance (while BBA suggests that only monthly maintenance would be charged) When IFMS is being taken in advance, why another financial burden of Maintenance charges in advance?
Omaxe builder in Greater Noida is not charging anything for maintenance for first year. He is using IFMS for this. Even after one year he will charge Rs.1.85 psf.
Maintenance will be charged from April 2015, provided Paramount gets OC and if not OC is received until April 2015, what happens then?
7. No holding charges to be levied: If we pay and don';t take physical possession until OC is received, there should not be any holding charges, as Maintenance and House tax are applicable only from the date of issue of OC.
8. Why Lease payment/ (Stamp Paper): 3,03000+12000+service tax has to be paid also before we get NO DUES certificate? We will buy the e-stamp paper just one week before the date of Registration as intimated to us by Paramount Management, as e-stamp paper has an expiry date.When demand is raised with offer of possession, the above mentioned cost should not be included!! If registry is be delayed due to Completion certificate then who will bear extra cost if circle rates are increased in future?
9. Share Details/ Copies regarding different applications filed at different agencies for completion & other necessary approvals!
i) Whether Paramount has applied for CC and when,,, we need to see the copy of the Application form / receipts from NOIDA.
ii) Whether the land title is clear and if so the receipt for the same
iii) Whether Paramount has paid Lease rent till date; if so receipts for the same.
iv)TRUE DISCOSURE FORM to be shared with every flat buyer
Photocopies of all the above to be sent with Offer of Possession!!
10. Any other extra/ hidden charges at the time of Possession to be validated and justified by the Paramount Management!! .
11. Penalty due till date of Offer of Possession, to be adjusted, in the final offer letter.
12. What will be the date of conveyance deed from Builder to RWA?13. Entire IFMS amount is transferrable to the RWA at the time of handover.

Builder is much inteligent. Making all of us fool. Because we are not united and do not want to take even small pain for filing case. We will won for sure if we just file case.

Last 3 months we are getting only news registry started. But actually nothing
I am sure builder do not have intension to do so.

I just spoke to Paramount officials last week n they said if I clear my dues they will give me lawyers number for registry.
Earlier they had confided that registry has not begun.
What is development on interest n compensation. Does anyone has any update.

I had visited the site in April.My flat is jasmine 1604.
The flat was yet to be completed.
Windows n doors were to fixed. Taps n seats were not yet fixed.
So finishing was yer to be done.
When I asked staff at Paramount office they said it shall be completed once I complete payment n obtain no dues.
I have paid all money except interest they are asking.
So I believe they are doing finishing based on obtaining no dues.
