Oragadam - Changing skyline
The pace at which industrial units are being set up with a thrust on
infrastructure development poses a formidable challenge for the
housing sector in Oragadam, V Nagarajan surveys
Among Chennai's suburban areas, Oragadam is strategically located
between two national highways NH4 and NH45. With emphasis on
industrial development, both by the Federal and State governments
thereby leading to a thrust on infrastructure development, real estate
is poised for a major turnaround. This will also boost the demand for
housing stock, as the existing industrial corridor does not have
adequate housing projects to cater to the multifarious needs of people
in search of homes.
The Small Industries Promotion Corporation of Tamil Nadu(SIPCOT)
has already acquired and allotted 90 percent of the 1,905 acres of
land to 70 companies. The maximum occupants are units from the
automotive sector followed by electronic hardware units that have
acquired 348 acres. According to official sources, about five percent
is occupied by mixed industrial units. Plans are underway to acquire
an additional 2,000 acres on the Oragadam-Sriperumbudur State highway.
Acquisition of additional land in the existing area is also under
consideration due to a surging demand for land at Oragadam.
SIPCOT has been requesting for the establishment of a shopping
mall, hospitals and hotel projects. A portion of the land has already
been earmarked near Oragadam for commercial purposes. However, those
keen to establish star hotels are yet to approach the authorities
concerned. In an announcement made recently, SIPCOT has proposed to
allot land for hospital facilities and shopping malls.
The entire industrial belt on the 20 kms stretch will have state-
ofthe- art industries, housing over Rs3 lakh white-collared workers
commuting to and from these hubs. In fact, the Sriperumbudur-
Kanchipuram belt has over 20 housing projects whereas Singaperumal
Koil-Oragadam-Sriperumbudur hub has a mega housing project that has
been developed by Mumbai-based Hiranandani Constructions. Plans are
afoot to build 5,000 houses. According to market sources, an approval
has been obtained for the first phase. The well-known Puravankara
group is planning a residential villa project in the vicinity.
Infrastructure development plans have given a virtual boost to the
real estate development in and around the area. The Singaperumal Koil-
Sriperumbudur belt will boast of a 120 ft express highway for 25 kms.
It is likely to be ready in three years and will significantly reduce
travel time. This will also include construction of subways en route.
The Padappai-Wallajabad-Kanchipuram triangle tracks will create
shorter routes to three National Highways and will take four years to
be ready. In fact a hitech toll road that is being planned will
provide easy access to the city thereby reducing the travel time.
The GST Road from Tambaram to Chengalpet will also boast of
flyovers and grade separators in order to streamline the movement of
both two and four-wheelers besides establishing a pedestrian walkway.
Housing sector potential
The need for infrastructure development is paramount as the number of
employees that will be working in the corridor is only going to
increase. In the Perungalathur-Chengalpattu belt alone, Shriram
Gateaway, Ford and Mahindra World City plan to cover an area of 10
million sq ft with projects that will provide employment to 60,000
people. On Singaperumal Koil-Oragadam-Sriperumbudur belt, companies
like EL Forge, Renault & Nissan, Protec and Rico Auto will have a
built up area of 15 million sq ft and will house 70,000 people. On
Wallajabad-Padappai belt, companies like Delphi-TVS, NATRIP, Komatsu
and Apollo Tyres will have a built up area of 20 million sq ft with as
many as 75,000 people working there. In Sriperumbudur, companies like
Nokia, Hyundai and Caparo alone will have built up area of 15 million
sq ft and provide employment to approximately 40,000 people.
A number of industrial units are now keen on providing housing for
employees. While some of them have acquired land, others are in the
process of doing so. The intention is to build housing units as near
the industrial units as possible in order to reduce commuting time.
According to industry sources, the unprecedented growth will
expand South Chennai boundaries by 20-25 kms. The prolific growth of
the suburban area and the influx of people in search of employment are
owing to the timely initiative taken by both the State and Federal
governments to expand the industrial estate in the area. This in turn,
has further boosted the scope for housing projects posing a formidable
challenge to the urban planners and property developers to meet the
surging demand.
