I have following two numbers of the registrar office received after talking to the gentleman on this number

Little heads up...
Consider this to a similar situation where we were getting spoon feeding service from HDFC bank for taking loan at the initial purchase while going through SBI it was a painful experience;  indeed we learned a lot at that time.
 
Similarly,
Is there something in hidden lines which we are not aware of by goind via Lodha rep?
 
May be by going for the registration process personally or via someone else we will get to know the bigger picture?
 
If just to pickup the sale deed we are required to sign a paper, I am very skeptical that now they are coming forward to help us for the registration process.

Hi Friends,
 
Just now checked up with Sub Registrat Office (Panjagutta) on this issue.
 
They are stating that entire property of Lodha is on the main road. Due to this reason rate
applicable is Rs.4,100/- (irrespective of commercial or residential).
 
For inside residential area it is Rs.2,500/- I had told him that my property is inside and  why i
should pay higher rate. They had said that since the property is not divided so far uniform rate
@ Rs.4,100/- is applicable. 
 
As per them suppose if we register with lower value, they may ask us to pay as per higher valuation during their audit at a later date may be with penalty!
 
When i was in the registrar office Flat (Eden- Not Sure) A604 is getting registered (One Mr.Hanumanth Bansali from Mumbai). They said that already registration has taken place @ Rs.4,100/- Buyer is not aware of any issues that we are fighting for. He had blindly signed all documents! He is residing in Mumbai.

Is it possible to get the list of registered persons?

Did u get a chance to talk to him? So Rate is confirmed as Rs.4100/-.

Ok now we need to look out for the document change and club house.  (document vetting is already in process, let we see how fast this can be closed.)

I too spoke over phone to Mr. Prasad in the SR Nagar office. There is some confusion
According to the format II CASA Paradiso lies on the Eragadda Fatehnagar flyover road ~ The reg. amount for this is 2800/. Their logic is that the amount of 4100/ is because the property is abutting the main road. We need to discuss the possibility of challenging this logic in the court.
He asked me to meet the Distrct registrar to resolve this issue.
Being out of Hyderabad, it will not be possible for me to go, hence requesting the association to kindly meet this gentleman.

   My Dad went to Sub register office today afternoon and he said the same that Lodha is on the main road and the rate applicable is 4100/- per Sft.  And apparently there were 3 registrations in pipeline from Lodha Casa as per the sources in register office. Trying to get info on who are going for registrations.

I had checked up with Mr.Prasad at sub Registrar office today.
 
My earlier is based on his explanation only.
 
I could not see details of the documents at sub registrar office. Let us try to get a copy
of the documents either from the flat owner/s or other source.
 
As Mr.Sudhakar has said registration value is not top priority at this moment. 
 
One more point to be raised with Lodha on flat inspection: Now they say it is unsafe to visit
flat. They shall offer flats for fitout any moment convenient to them.  Then the safety issue
shall not arise. ( The moment we pay full amount & registration).
