Foundation wall bowing is actually a serious issue that jeopardizes the structural integrity and stability of a building. If you notice bulges or curves in the interior or exterior of the wall, you need to call our team for consultation. As part of our assessment, we will look for signs of damage to the foundation walls. After that, we recommend the best course of action that can effectively address the issue. In Kansas City, we offer several types of foundation wall anchoring services, such as:
The foundation wall anchor system helps stabilize and brace the foundation wall by resisting uplift and lateral forces. In other words, wall anchors help to counteract lateral pressure on foundation walls, which causes wall bowing and leaning. We install steel anchors horizontally through the foundation wall, extending into the soil outside. Then, we connect the anchors by rods to the interior wall plates. Similarly, we position an earth plate in the yard at a distance of 11.5 feet from the home to provide a stable point for the anchor system. Over time, the wall anchors are gradually tightened to straighten the wall to counteract the lateral forces. With this process, we pull the wall back to a stable position. And the anchor system efficiently transfers the forces into the soil.
As a local family-owned and operated business offering full-service foundation repair and basement waterproofing since 1985, we know the soil conditions and what repair works best for your foundation in Kansas City. So, if you are searching for a comprehensive solution that offers long-term stability and integrity for your foundation, schedule an appointment with our experts today!
The first maintenance tip is regular maintenance by a qualified professional. This periodic assessment helps to identify any signs of movement, settlement, and deterioration. So with regular inspections, your expert can timely detect these issues and take prompt corrective action that can effectively secure your anchoring system for longer periods.
Once you give us a call to schedule an appointment with us, we will send you an expert who can conduct a thorough on-site assessment of the foundation walls. After figuring out the extent of bowing, leaning, or other movements, we curate a personalized wall anchor installation plan and give you a no-obligation estimate.
Once on-site, our team will mark the interior of the foundation for placement; once this is accomplished, we move to the exterior and mark anchor holes. We measure approximately 11.5ft from the home and excavate a 22 hole approx 36 inches deep, where we will attach the anchor once driven through the soil. In most cases, full excavation next to the home is not needed unless we are pulling the wall back to its original position.
We install the steel anchors horizontally through the foundation walls and extend them into the soil outside. Once the anchors are connected to the interior wall plates by steel rods, we position the earth plate in the yard so that the anchor system has a stable point.
Our last step is to inspect whether the wall anchors are functioning properly or not. We test the stabilization of the foundation walls, and if there are any additional adjustments needed, we also do that. Additionally, we offer wall anchor maintenance on an annual basis.
The process involves drilling a hole roughly one inch through the foundation wall. Subsequently, a 6.6-foot, three-quarter-inch rod is driven through, coupled together with a 6-foot rod that extends to an earth anchor plate outside, reaching a length of 11.5 feet. At this point, a hole is dug outside, the earth anchor plate is lowered into place and then tightened from inside. This action secures the anchor plate firmly against the soil, allowing soil backfilling and the restoration of the wall into position. Additionally, any excess rod is trimmed, and the interior of the rod is tightened for optimal stability.
Usually, wall anchors weigh around 15,000 to 20,000 pounds of soil and weight. The actual weight capacity of a wall anchor varies significantly based on factors such as the type of soil and the material of the wall.
The average cost of wall anchors in Kansas City typically ranges from $5,500 to $10,000. This cost varies based on factors such as the number of walls requiring repair, whether realignment or stabilization is needed, and the extent of the work involved. Factors like pulling walls back into alignment or providing stabilization can contribute to the overall expense, influencing the final cost within this estimated range.
