Dear All,

I've received the UDS registration calculation for my flat. Details given below, you can calculate based on your UDS.

Guideline Value = Rs 3000/SFT
Sale Value = UDS Sft * Guideline Value.

STAMP DUTY :7% OF SALE DEED VALUE


REGISTRATION : 1% OF SALE DEED VALUE


FLAG DAY DONATION

500

Lawyer fees for facilitation of registration process including incidental expenses, SD drafting signature etc., complete in all respect

3000

 

 

Request payments as follows :-

(A)   Demand Draft in favor of “The Sub Registrar – Tiruporur” payable at par in Chennai forRs.__/-

(B)   Demand Draft in favor of “The Sub Registrar – Tiruporur” payable at par in Chennai forRs.__/-

(C)   Cash Rs.500/- towards Flag Day donation.

(D)  Fees for facilitation of registration process – Cash Rs.3,000/-*** payable to Advocate Ms.Hemavani.  

(E)   Scanning Charges will be applicable

*** The fee does not include the following services :-

·         Return of registered document after scanning & indexing.

·         Bank MoDT process at SRO.

·         Duplicate document. 

Documents Required:(for each applicant)

1. photo - 1

2. Driving license/passport copy/election commission card copy -1 copy

3. PAN card copy

In case of POA

1. POA's photo - 1

2. POA original along with a copy

3. ID proof of POA - Driving license/passport copy/election commission card copy -1 copy

4. PAN card original - along with a copy

Guidline value is too high for that area. Pacifica given the guidline value?
 
Padur village guideline value for residential class 1 type is 1500/Sqft and for commercial type 1 it is 3000/Sqft. Check with the survey number which category we are coming under. Please refer the below links.

For villa as per the guideline value it is 350 Rs/Sqft which is comes under the Wet well irrigation Single Crop Type - I category. Villa area is located in Pudupakkam village.

 

Do they add some amount to guide line value? If you could share the survey number for apartment I can check and let you know the guideline value.
 
All Padur/Pudupakkam village comming under the tiruporur sub registar

I too agree with Ashwin... The Guide line value is too high....

The land cost in agreement is different from guideline value I believe... We need to check with Pacifica regarding this....

Hi,

In order to get the UDS registered, a tax challan needs to be taken if the flat cost > 50 Lakhs, according to new bill passed by finance ministry. 

Does anybody have any idea if this is on the basic cost or this is inclusive of the car parking, maintenance(2 years), legal charges, TNEB charges etc.
