Its been more than 4 years that i have booked my flat and i do not see any progress on you and your team handing over the completed flat as was promised in the BBA.
Please provide answers to the following queries i have:
1. Completion date of the flat - I have been visiting the site regularly and find no development activity for over a year and half. Why is the development not happening when i have paid all the amounts from my side? When are you planning to start the activity and give me a confirmed date for completion of construction rather than evasive answers like soon or whenever possible.
2. Construction updates on the orris website - Earlier, you used to post photographs of the construction activity for each building on your website. Now clicking on the link opens up Aster Court instead of Aster court premier. Is this a simple mistake of your website developers or an attempt by you and your team to withhold information about orris not serious to abide by its commitment to provide flat delivery on time?
3. Quality of construction - I invested huge amount on this flat believing in your commitment to provide superior quality product. Based on the visits to the site, the construction quality is abysmal. I have visited the Carnation residency flats of my friends as well and there are huge gaps in your commitment there also(rusted door handles, tiles alignment issues, broken WC, alignment issues of taps etc).
Can you please provide me results of the quality assessment done(preferentially by a 3rd party)4.Return of lowered EDC - It has been brought to my notice that EDC has been lowered. Can i have the balance amount back
5. Payment of penalty in case of delay - According to the BBA(a one-sided document created by orris) i am supposed to receive penalty for delays in possession by you. The very fact that there is no development going on for over a year and half, can you please explain the reason behind it and why the penalty is not being paid?
6.Super Area - As per the new brochures the super area of the flat is increased by almost 10% without any explicit approval from me. There is no noticeable change in the carpet area as well. Can you confirm that as i buyer, i will not be impacted by the one sided decision you and your team took without my consent? Please confirm if there is increase in super area as well and why it was increased without bringing it my notice?
7. In addition to this, i would require details of changes in specification(if any), changes in the layout, details of minimum distance between 2 towers, any pending litigation which as a buyer of the flat, or any other details i might have missed which i as a buyer have a right to know.
I have invested a substantial amount out of my hard earned money in my dream home which i see nowhere in sight because of orris management's false promises of timely delivery of my dream home. I need resolution to all my queries because of the level of trust i have imposed on you and because i have invested my life-savings into owning my dream home.
