Dear Prasadji

We have made no progress on the Conveyance work since the last AGM. Members will ask question in the next AGM. I had given a letter to you in this regard a couple of months back for giving to the builder. But we received no acknowledgement of delivery.

Then i sent  the letter by courier. He has not responded to it. You need to take it up. It is very critical for the Society. Tomorrow the Builder may come up with a BMC approval for adding 10 more stories on this building. It will be disaster.  The Society must have the ownership of the land in its name.

Please follow up with the Builder for the Conveyance. We should attend to it immediate. What do you wish to do about it?

You had worked on the details of money payable and recoverable by/from members prior to the period of registration of the Society. Could you please send me the updated soft copy? We need to fridge and settle the matter.

Thanks for the interest shown in getting theconveyance. You may recollect that we had put a time limit of about 6 months to do something about it. one main document i.e approved plan is with us. I feel that we can approach our advocate again and isist to do the job himself rather than him putting the job on us. We had made a one time payment to him for getting the conveyance. In this connection, I feel that, it is advisable to stop blaming past or present members and MC members. It is not a halthy trend.Meanwhile I am giving as attachment the details of maintenance charge adjustment. I feel that the following jobs have to be done immediately. this adjustment, return of deposit to the members, drilling of another borewell and admission of three members-flats A-001, C-003, D-005. These three members have been telling me that all dues had been paid.

Hello All,
 Since I 'was' the managing committe member who has last managed this conveyance issue along with assitance from Mr. Rao - let me give a status of the same when I had left this about an year ago.
 
 a) I had actively followed up with the advocate (Mr. Sampat) along with advice from our Mr Rao who has good knowledge on these matters when I was in the M.C.
 b) The advocate even helped us file the RTI (which I did the running around the BMC office) and extract the original building plans (which the builder has till date not handed over the society) .
 c) However- the new office bearers were of the opinion that the advocate is not doing a good job and hence said they will take on the conveyance themselves (on the lines of forming the society) and I guess have stopped paying the annual renewal fees of around 25k to the advocate (not sure of this- guess the MC can clarify).
 d) The advocate had clearly adviced us to create a case based on a template with all our grievances including conveyance (like non refund of certain deposits etc) which he said we could follow up using the legal rederessal system. The documents for the same are still lying in the society office which I had handed over to the office bearers and also has all the communication regarding conveyance including the 'dummy' conveyance the builder was ready to grant to us.
 
 I would strongly urge the current MC to take the expert advice of the advocate and go ahead and file a legal lawsuit so there is no deficiency of actions from our side.
 The state government is also giving more teeth via various acts like updation to the MOFA, creation of the MHRC etc. This will at least ensure that the society took the right steps and will be easy to get a stay if tomorrow the builder tries to cheat us and not invovle us in any developmetn activity due to rise in FSI etc.
 
 If anybody in this distribution can take up the conveyance matter- I am happy to provide a handover from where me and Mr.Rao had last left it.

To the best of my knowledge, no follow up has taken place in this regard. A couple of times I reminded the Secretary and tried to bring out the agenda with no success. Twice I drafted letter reminding the builder about our pending request for conveyance. I think that the letters were not delivered.  Once I managed to courier the copies to different government offices including the builder as per the decision of the MC. That's it.
 
 Can we form a small sub-committee )through MC?GB approval) to pursue the matter? Or we may even call a Special GB only for this issue? We seem to be ignoring its significance.
