Why are we not attending to the significant tasks at Orchid?

Dear Members

Why are we not attending to the significant tasks at Orchid?

1. Share certificate for the Builder has been prepared by me more than
a month age. it is still lying with the Chairperson for signature? Our
Advocate has asked us to issue the share certificate to the builder
about 3 years age, when I got the Society registered.

2. No member seems to be concerned about the Conveyance of the
property from Builder to Society. No one even enquires about ir or
raises any issue? We are being content on our daily living needs like
water.

Hello Mr Garain,
It is good that you are trying to educate our members about the most
important things (than the routine day to day problems) - I completely
appreciate that and adding my 2 cents below.

For the information of Members- I have been actively trying to pursue
the MC to get the 2 items mentioned below by Mr Garain from the time I
have joined the MC.

Regarding 1 - I feel we should not completely put the responsibility the
chairperson since signing a legal document needs legal advice. Mr.
Pillai had contacted the lawyer but he was out of town during diwali
vacations. I have spoken to our secretary yesterday (I was out of town
for a week last week) and he has agreed that we (myself, Secrtatary,
Chairman and Mr. Pillai if possible) should finalise this matter with
the advocate this week and send out the share certificate.

Regarding 2- We need the certified copy of the approved plans (Building
plans, occupation certificate etc) from the BMC (which are obtainable
from the office at a fee)- however the Building Proposal department at
Vikhroli is very red-tapist- we had filed for an RTI application for the
documents but we got only the fee structure from BMC. We want somebody
from the society who is good at working with BMC who can get the
documentst. Once the documents are in our possession- the advocate will
advice us on the next course of action (probably filing a court case
against the builder in the metropolitan court/consumer court).
Can we have some volunteers for Point 2 (please contact me directly)-
esp for dealing with BMC and who has good legal/business background.
