eviction needed

I have a tenant who is not paying their rent. I tried working things
out with them, and allowing them to make weekly payments, but they
keep coming up with excuses as to why they don't have the money, and
they keep changing the amounts and dates when they are going to pay.
Now I'm still owed rent for part of June, all of July, and soon,
August. I can't afford to keep paying two mortgages: my residence and
the one on my rental property. I've almost caused my credit to suffer
as a result of this situation. I also offered to sell my tenant the
house I'm renting to him, and I've provided my mortgage broker's
contact info which can find loan programs for people with less-than-
stellar credit, but all he does is play phone tag with him, and will
not get pre-qualified to purchase the place. I think I will have to
evict him.
