I am the listing agent for a 0.63-acre parcel located at:

3716 Old Greensboro Road
Chapel Hill, NC 27516
Parcel # 9748-81-1072

The property is listed under Orange County with zoning designated as “R” (Residential).

I have a prospective buyer interested in placing a double-wide manufactured home on this parcel, and I would like to confirm the following:

  1. Is a double-wide manufactured home permitted under the current zoning classification?

  2. Are there minimum square footage or age restrictions for manufactured homes?

  3. Are there specific foundation requirements (permanent foundation, brick underpinning, etc.)?

  4. What are the required front, side, and rear setbacks for this parcel?

  5. Is this property located within Chapel Hill town limits, ETJ, or solely under Orange County jurisdiction?

  6. Are there any overlay districts, watershed restrictions, or additional regulations affecting placement?

  7. Since sewer is listed as unknown, would septic approval be required prior to issuing permits?
